Can I Sell My Anchorage House Before Foreclosure?
Our agreement of sale will often get a trustee's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
A voluntary sale may still be possible before a trustee's sale if the required payoff, title work, and closing can be completed in time. Check the date and current amount with the trustee or title company. A court foreclosure has a different process and its own deadlines.

How we help you work toward closing
We review the Anchorage house as-is. You don't fix anything — not one thing. If you want to move ahead, you see a written offer and written terms before you commit; closing is through a title company.
The title company works through the current payoff and title details while we work toward closing before the sale date. A signed agreement alone does not change the date on a trustee's notice, so confirm any postponement directly with the trustee.
Alaska mortgage foreclosure: notice, cure, and sale
Alaska home loans commonly use a deed of trust, so foreclosure is usually nonjudicial: a trustee sells the house at a public auction without a court case. A trustee must record a notice of default at least 30 days after default and at least 90 days before the sale, then mail it by certified mail within 10 days of recording. The sale must also be publicly announced, including posted, newspaper, and online notices.
Before the sale, a missed-payment default can generally be cured by paying the amount in default plus foreclosure fees and costs. After a nonjudicial trustee sale, there is no right to redeem the house unless the deed of trust allows it. A court foreclosure has its own redemption period. Have the title company or an attorney confirm the current deadline and amount needed for your property.

Mortgage foreclosure and tax sale are different
A lender's deed-of-trust trustee sale is not a Municipality property-tax foreclosure or tax sale. The mortgage notice and cure dates above do not set the deadline for a tax matter. Follow the dates and contact instructions on the tax notice, and ask the Municipality to confirm the current amount and next step.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
Ask your lender for a current payoff. The mortgage balance, other liens, back taxes, and your share of current property taxes are separate amounts for the title company to review.
What happens next
- 1. Contact us. Call 888-274-5006 or send the property address through the form. Tell us what you know about the house and the deadline.
- 2. Review the written offer and terms. You see the written offer and written terms before you commit.
- 3. Work through title and payoff. If you choose to proceed, the title company reviews the current payoff and title details and coordinates the closing work.
- 4. Confirm the current sale date. Check with the trustee or court about the date and any postponement before relying on a closing plan.
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
Official Anchorage and Alaska records
For a mortgage trustee's sale, use the trustee's notice and contact the trustee named there to confirm the current date. These official offices can help you locate recording, court, and municipal property information; they are not a substitute for the deadlines on your notice.

Can I sell my Anchorage house before a trustee's sale?
Often, a sale may still be possible before the scheduled trustee's sale if the payoff, title work, and closing can be completed in time. Confirm the current date with the trustee; do not assume an agreement has changed it.
Does signing an agreement automatically postpone the trustee's sale?
Our agreement of sale will often get a trustee's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
What notice and cure deadlines apply to an Alaska trustee sale?
Alaska law sets notice and cure steps for a deed-of-trust foreclosure. A notice of default must be recorded at least 30 days after default and at least 90 days before the sale; the trustee must mail it by certified mail within 10 days of recording. A missed-payment default can generally be cured before the sale by paying the amount in default plus foreclosure fees and costs. Confirm the current deadline and amount from the notice and trustee.
Is a mortgage foreclosure the same as a property-tax sale?
No. A lender's deed-of-trust trustee sale and a Municipality property-tax foreclosure or sale are separate proceedings with separate notices and deadlines. Do not apply the mortgage notice and cure dates to a tax notice; follow the contact instructions on the notice and verify the current date with the Municipality.
What if the payoff is more than my house is worth?
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before. A current payoff and title review are still needed to see what the sale would require.

Can I redeem the house after a trustee sale?
After an Alaska nonjudicial trustee sale, there is no right to redeem the house unless the deed of trust allows it. A court foreclosure has its own redemption period, so check the court record and ask an Alaska attorney about the specific case.
