What we do with the house and its contents
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. For an inherited house, that means no cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.
You can tell us which belongings you want to keep. The written sale terms can say what will remain with the house, so you can compare selling it as-is with clearing it out first.
While the estate is holding the house, costs such as utilities, insurance, maintenance, property taxes, and an existing mortgage payment can continue.
What happens next
- We talk through the Arkansas City house, its condition, what is inside, and where the estate process stands.
- We provide the written offer and terms before you commit, so you can review them before deciding.
- If you choose to proceed, the sale closes through a title company, which reviews the closing documents and signatures for the property.
Signing from another location
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
What the estate may keep from the sale
Compare a written offer with estimated net proceeds after the costs and carrying expenses that apply to the house. The calculator lets you adjust assumptions; its estimate is not a property-specific closing statement.

Often, an inherited Kansas house can be sold before the estate is finished. If the will gives the appointed executor power to sell, the executor can generally sell without a separate court order unless the will says otherwise or a will contest is pending. See K.S.A. 59-1413.
Without that power, the executor or administrator can ask the district court for an order to sell, with notice unless it is waived. A court-approved private sale generally needs an appraisal from the past six months and a price of at least three-quarters of the appraised value; the court confirms the sale, sometimes in the same order. See K.S.A. 59-2303, 59-2304, 59-2305, 59-2307, and 59-2309.
Kansas's simplified estate procedure reduces court supervision but keeps the notice requirement. If no estate was opened and no will was filed, heirs can ask the court to decide who inherited after six months. A surviving spouse may be entitled to the homestead, so those rights need to be addressed. See K.S.A. 59-1410, 59-2250, and 59-6a215.
If the will gives the appointed executor power to sell, the executor can generally sell without a separate court order unless the will says otherwise or a will contest is pending. If it does not, the executor or administrator can ask the district court for an order to sell.
Kansas does not charge a real estate transfer tax or deed tax. The mortgage registration tax ended on January 1, 2019. County recording fees set by state law are $21 for the first page of a deed or mortgage and $17 for each additional page; the exact total depends on the number of pages recorded. See K.S.A. 79-3102, K.S.A. 28-115, and the Kansas Legislative Research Department's mortgage-registration-tax summary. The title company or closing professional confirms the exact recording charges.
When you sell to us, we pay the closing costs. Mortgage balances, liens, back taxes, and your share of current property taxes remain separate.

Questions about selling an inherited Arkansas City house
Can an inherited Kansas house be sold before probate is finished?
Often, yes. If the will gives the appointed executor power to sell, the executor can generally sell without a separate court order unless the will says otherwise or a will contest is pending. Without that authority, the executor or administrator can ask the district court for an order to sell. The will, deed, and court papers determine what applies to this house.
Who can sign for an inherited house in Kansas?
The estate’s appointed executor or administrator handles the sale. If the will gives the executor power to sell, the executor can generally sell without a separate court order unless the will says otherwise or a will contest is pending. Otherwise, the executor or administrator can ask the district court for an order to sell.
Do I have to put the inherited house in my own name before selling it?
You can sell in the estate's name once the estate is opened — no need to put the house in your own name first. If you need an estate attorney, we can help you find one.
Do I have to clean out or repair the inherited house first?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can tell us which belongings you want to keep, and the written terms can say what will remain in the house.

Kansas does not charge a real estate transfer tax or deed tax. The mortgage registration tax ended on January 1, 2019.
