Who pays Kentucky transfer tax and closing costs?

When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. Kentucky's transfer tax is 50 cents for each $500 of value or fraction of $500, about 0.1%. The law assigns the tax to the grantor—the seller—and the county clerk collects it before the deed can be recorded. Some transfers are exempt; the title company can confirm whether an exemption applies. Recording fees are separate items. Your mortgage balance, liens, back taxes, and share of current property taxes remain separate.

Can I sell my Kentucky house while foreclosure is pending?

A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through circuit court: the lender files a lawsuit, and if it wins a judgment, the court orders the house sold at a public auction run by the master commissioner.
