We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Atmore seller questions, answered
What might I keep after selling my Atmore house?
There is no one amount for every house. What you keep is the sale price after sale costs and balances due at closing. Compare a written cash offer with a realistic listing estimate after likely repairs, commission, other selling expenses, mortgage payoff, liens, back taxes, and your share of current property taxes. The property-specific numbers matter more than the headline price.
Do I have to fix, clean, or empty the house first?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can tell us what needs work and what is still in the house before deciding what to do next.
How soon will I get a written cash offer?
We give written cash offers in 24 hours.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer is direct: USA Home Buyers buys directly, 30 days or less, at a lower price. EZ Sale goes to one of our partners, 60 days or less, at a higher price than the Cash Offer; yes, partner visits. Both have no repairs, no commissions, and no closing costs. Compare the written numbers and terms for your house.
Who pays Alabama deed tax and other closing costs?
Alabama charges deed tax when the deed is recorded with the county probate judge: 50 cents for each $500 of taxable value, or any part of $500. With no applicable mortgage-tax deduction, a $100,000 sale owes $100 and a $100,200 sale owes $100.50. A mortgage or vendor’s lien on which Alabama mortgage tax has been paid may reduce taxable value; the closing attorney confirms the amount. The deed needs proof of the actual price or value. Without proof, the probate office uses the latest tax assessment, and penalties can apply. The deed tax and recording fees must be paid before recording. When you sell to us, we pay the closing costs, including Alabama's deed tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
Can I still sell my Alabama house if foreclosure has started?
Often, yes, if you close before the foreclosure sale. A mortgage with a power of sale lets the lender foreclose without a court case. The sale notice generally must run once a week for three successive weeks in a newspaper in the county, or an adjoining county if none is published there. After the sale, certain people may have a limited right to buy the house back, called redemption. For residential property with a homestead exemption claimed in the year of sale and a mortgage signed on or after January 1, 2016, the usual redemption period is 180 days. Other property and older mortgages generally have a one-year period. For qualifying homestead property, missing required notice can change when the redemption clock starts, but it cannot extend redemption beyond one year after foreclosure. Redeeming means paying the sale price, interest, and lawful charges, which can include improvements, taxes, and insurance. If the purchaser also owns the mortgage debt, the remaining debt and interest can be due too. Redemption is not extra time to stay in the house. A debtor or mortgagor still in possession must leave within 10 days after the purchaser’s written demand or risk losing redemption rights.

Can I ask about an inherited Atmore house before every paper is ready?
Yes. Start with the property address and the estate papers you already have; you do not need to gather everything before asking a question. The actual ownership and estate records help establish who can sign before a sale closes.
Can you review a house with tenants still living there?
Yes. Tell us what you know about the lease, who lives there, access, deposits, notices, and your timing. Those details help shape the sale discussion; you can ask before every document is gathered.
Can I ask about a house with a mortgage, lien, or back taxes?
Yes. You can ask about a sale while those balances are part of the picture. Your mortgage, liens, back taxes, and share of current property taxes are separate settlement items. Compare the actual balances with the written terms for the house.
Which local office should I ask about an Atmore deed or deed tax?
Alabama deeds are recorded with the county probate judge. Escambia County identifies Atmore as its largest city and Brewton as the county seat, so use Escambia County offices for a county deed-recording question. Confirm the current steps with the County for the property address.
What should I have ready for a first conversation?
Start with the address, what you know about the house’s condition, who occupies it, and your timing or question. A deed, estate paper, lease, payoff statement, lien notice, or county notice may help with the next step, but you can call before you have every document or decision figured out.
