What we do
Sell the house as it is, with the contents still there
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is. Keep the belongings you want; you do not have to empty the house before asking about a sale. Talk through anything you plan to take and what will stay as you read the written offer and terms.
While the estate is being sorted out, the house may still bring insurance, utility, upkeep, mortgage, and property-tax bills. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
What happens next
Talk through the house, then read the written terms

What you keep
Compare the likely net, not just the sale price
The calculator lets you compare what you might keep from listing with an as-is sale and adjust the assumptions for the house. It is an estimate, not an offer or a property-specific net sheet.
Maine estate rules and taxes
Who can sell the house, and what the deed may cost
Often, you can sell an inherited Maine house before probate is finished once the Probate Court appoints a personal representative and issues letters of appointment. The personal representative is the person appointed to act for the estate; being an heir or relative alone does not establish who can sign.
Maine law generally lets the personal representative sell estate land for cash or on credit, at a public or private sale, without a separate court order for each sale. The will or a court order can limit that power. A court-supervised estate can have added limits, so the title company or a qualified attorney should check the letters and estate file before the sale.
We help coordinate the sale, but we do not provide legal advice. The title company or a qualified attorney can confirm who has authority to sign for the estate.
A surviving spouse is entitled to a $22,500 homestead allowance, paid ahead of most estate debts; the personal representative must account for it when paying out the estate. Maine’s automatic estate-tax lien stops following the house when the personal representative sells it for value. These estate rules do not pay a mortgage, local property taxes, or other liens.
Maine’s real estate transfer tax is $2.20 for each $500 of deed value, or fraction of $500, generally split evenly between seller and buyer. Since November 1, 2025, value above $1,000,000 also carries an additional $3.80 per $500. Some transfers have exemptions, including certain family transfers and a personal representative’s deed to heirs; an ordinary sale to a buyer is not automatically exempt.
When you sell to us, we pay the closing costs, including the real estate transfer tax. This does not pay your mortgage, liens, back taxes, or your share of current property taxes.

Questions and contact
Inherited-property questions in Belfast and Waldo County
Can I sell an inherited Maine house before probate is finished?
Often, yes. Once the Probate Court appoints a personal representative and issues letters of appointment, that representative can generally sell estate land without a separate court order for each sale. The will or a court order can limit that power, and a court-supervised estate can have added limits. Have the title company or a qualified attorney review the actual letters and estate file.
Who can sign for an inherited house in Maine?
The Probate Court-appointed personal representative acts for the estate; being an heir or family member alone does not give someone signing authority. The will, court orders, and any limits in the letters matter. The title company or a qualified attorney can confirm who must sign for this property.
Do I have to put the house in my own name before selling?
No intermediate deed into your name is necessarily needed when the estate has authority to sell. The personal representative can sell in the estate’s name, subject to the will, court orders, and title review.
What happens to belongings in the house?
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is. You can keep the things you want; discuss what will remain in the house as you review the written offer and terms.
How does Maine’s real estate transfer tax work?
Maine charges $2.20 for every $500 of deed value, or fraction of $500, and state law splits the tax evenly between seller and buyer. Since November 1, 2025, value above $1,000,000 has an additional $3.80 per $500. When you sell to us, we pay the closing costs, including the real estate transfer tax. This does not pay your mortgage, liens, back taxes, or your share of current property taxes.
Can I sign from outside Maine?
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
