Mortgage foreclosure under a deed of trust
In West Virginia, after a default, the trustee named in the deed of trust can sell the house at public auction without a court case. The trustee generally advertises the sale in the county where the property is once a week for two weeks in a row, with a narrow exception for an older deed of trust. The trustee also sends the borrower notice by certified mail, return receipt requested. The notice counts once mailed to the required address, even if it comes back.
The auction date is the deadline for completing a sale and paying off the loan. Sale proceeds first pay the trustee's expenses, then the debts secured by the house; any surplus goes to you.
