Money and choices
Compare what you keep, not just the sale price
Net proceeds are what remain after the sale costs and property obligations that apply to your situation. Compare repairs, commissions, concessions, cleanout, mortgage payoff, liens, back taxes, your share of current property taxes, and the time you carry the house alongside the written sale numbers.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Questions Canton sellers ask
Do I need to repair or clean out my Canton house before selling to you?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Read about selling a house with code issues or major repairs →
How soon can I get a written cash offer, and when would closing happen?
We'll give you a written cash offer within 24 hours. Written offer and written terms before you commit; title-company closing. The offer timing is not a property-specific closing date, so review the written terms for the house before deciding.
What is the difference between a Cash Offer and EZ Sale?
Cash Offer is a direct purchase by USA Home Buyers, with a term of 30 days or less and a lower price. EZ Sale goes to one of our partners, with a term of 60 days or less and a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs. Compare the written numbers and terms for your house before choosing.
What Illinois transfer taxes and closing costs apply to my sale?
For a taxable transfer, Illinois charges 50 cents for each $500 of taxable value, or part of $500. A county can add 25 cents for each $500, and some cities impose their own transfer taxes. Exemptions and taxable value can change the amount; the property’s actual county and city determine which local taxes apply. When you sell to us, we pay the closing costs, including the Illinois state, county and city transfer taxes. Mortgage balances, liens, back taxes, and your share of current property taxes are separate.
Can I sell my Illinois house while a mortgage foreclosure is underway?
You may still have time if the sale can close and pay the required debt before the applicable deadline. Illinois mortgage foreclosures go through court, and the normal redemption deadline is before the foreclosure auction. The deadline and payoff depend on the court case; paying only missed installments and paying the full foreclosure amount are different options. Signing a purchase agreement does not automatically postpone the auction or extend the redemption deadline. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. Contact us promptly with the court papers and sale date so we can work out whether a sale can close in time.
Can I ask about selling an inherited house before all the paperwork is together?
Yes. You can call before every estate document is gathered. Before closing, the person signing and that person’s authority must be clear. The deed, estate papers, and title review determine what is needed for the particular property.
Can I ask about selling a tenant-occupied Canton house?
Yes. Tell us whether the house is occupied, what the lease says, what access is available, and the timing you are working with. Keep the lease and any notices with the property details so the sale discussion can account for the actual situation.
Can I sell a house with liens or back taxes?
You can ask about the house before you have every payoff figure. Mortgage balances, liens, and back taxes are separate from the closing costs we pay; the title and closing review identifies the amounts tied to the actual property.
Start with a question
You can call before you have everything figured out
Start with the address, what you know about the house, who lives there, and the timing you are working with. A lease, estate paper, payoff statement, tax notice, or court paper can help answer the next question, but you do not need to gather everything before you call.

Local help
Which Canton or Fulton County office handles a zoning question?
For city zoning, residential development, or permit questions within Canton’s corporate boundaries, contact the City Planning & Zoning Department at City Hall, 2 N. Main Street, Canton, IL 61520, or call (309) 649-5338. If you are unsure which jurisdiction covers the property, check the actual corporate boundary; a mailing address alone does not settle which office applies.
Fulton County’s Planning & Zoning Officer handles county zoning and floodplain matters for county jurisdiction outside listed city and village boundaries; the County says that office does not enforce building codes. Check the property’s jurisdiction before relying on a county or city answer.
