What we do
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.
While a house remains in an estate, bills such as utilities, insurance, upkeep, and property taxes can continue. You can ask about a sale before sorting every belonging or doing repair work; the written terms identify what is included and what still needs review.
What happens next
Share the address and what you know about condition, occupancy, access, contents, and timing. You can start the conversation while estate or property details are being gathered.
We give written cash offers in 24 hours. Read the price, responsibilities, contents, possession, timing, and property-specific conditions in the written terms before deciding whether to proceed.
You get a written offer and written terms before you commit, and we close through a title company.
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
What you keep
The amount left after a sale depends on the written price and property-specific costs and payoffs. Use the calculator to compare assumptions for an as-is sale and a listing, then adjust the figures to fit the house.

Estate rules and taxes
In New Mexico, the court appoints a personal representative and issues letters that give that person authority to handle the estate. The representative can generally sell the house during probate, subject to the will, court restrictions, and estate debts. A house held in joint tenancy with right of survivorship or covered by a valid transfer-on-death deed may pass without probate.
New Mexico law sets a $25 county-clerk fee to record a document with up to 10 index entries, plus $25 for each additional block of up to 10 entries. That is a recording fee, not a percentage of the sale price.
When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and your share of current property taxes remain separate amounts settled at closing. The Eddy County Treasurer handles property-tax accounts and bills.
