Money and choices
What would you keep after the sale?
The sale price is not the amount you keep. Compare the price with the costs and property obligations that apply to your house, such as repairs, cleanout, selling costs, monthly bills, mortgage payoff, liens, and taxes. The right comparison uses your actual numbers, not just a headline offer.
Change the assumptions in the calculator to compare a possible listing with selling as-is for cash. It is an estimate; use the written terms and closing figures for your property when you make a decision.

Cash Offer or EZ Sale: compare the written numbers
Compare the written numbers for each path. For you, the useful figure is what remains after the costs and property obligations that apply to your house.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

What is the difference between a Cash Offer and EZ Sale?
A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer — USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs. EZ Sale — goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs.
Who pays Iowa real estate transfer tax and closing costs?
When you sell to us, we pay the closing costs, including Iowa real estate transfer tax. Iowa real estate transfer tax is 80 cents for each $500, or fraction of $500, of the sale price above the first $500. State law generally makes the person conveying the property, normally the seller, liable for the tax, and lists exemptions; the closing professional confirms whether an exemption applies and the taxable amount. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
Can I sell my Iowa house while a mortgage foreclosure is underway?
A sale may still be possible if the payoff or redemption amount can be paid in time. Iowa home mortgages are generally foreclosed through a court case, and the court's judgment leads to a sheriff's sale. Before suing, most lenders must give the owner of an occupied one- or two-family home 30 days to cure the default and tell the owner that counseling and mediation are available. The sale must be posted and published, with the first publication at least four weeks before the sale. The deadline depends on the kind of foreclosure. Some allow redemption after the sale, generally for one year, with shorter periods in some cases. If the lender chooses foreclosure without redemption for nonagricultural property, there is no right to redeem after the sheriff's sale. A written demand may delay that sale under the court procedure. Have the title company or an attorney confirm the current deadline and amount needed. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
What should I have ready before I call?
You can call before every document is gathered. Start with the property address, what you know about its condition, who occupies it, and your timing. A payoff statement, tax or lien notice, or court paper can help answer the next question if you have it; you do not need perfect paperwork to start.
