What we do

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We buy houses in Cedar Rapids and throughout Linn County, including tenant-occupied rentals.

You don't need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Tell us about the property and tenancy.

If a tenant move-out conversation would work better for everyone, tell us. We can discuss the house with the tenancy in mind; you do not have to settle every lease or possession question before calling.

Bring us the problem

Lease timing, limited access, repairs, rent or deposit questions, or an existing tenant notice can all be part of the conversation. Call and tell us what is getting in the way; you do not need to fix the house or resolve the tenancy first.

Call 888-274-5006 and tell us about the house and the tenancy.

What happens next

We start by discussing the house and the tenancy with you. These are the steps after that, not conditions you have to meet before calling.

  1. 1. We discuss the house, lease, and occupancy

Tell us who lives there, what the lease says, how access works, the house condition, what notices or deposit records exist, and what you would like to happen. You can start with what you know.

  2. 2. You get a written offer and terms

We give written cash offers in 24 hours. You can read the proposed price and terms before deciding. Written offer and written terms before you commit; title-company closing.

  3. 3. The title company handles the closing

The lease, occupancy details, tenant notices, and deposit records are part of the handoff discussion. When your ownership ends, Iowa law gives you options for the deposit transfer or return described below.

When you sell to us, we pay the closing costs, including Iowa real estate transfer tax.

That closing-cost promise does not include your mortgage balance, liens, back taxes, or share of current property taxes. Review the amounts that apply to your sale in the written terms and settlement figures.

Local rental and housing help

The City of Cedar Rapids provides rental inspection and housing-complaint information for properties within city limits. If the house is outside the city, ask the municipality that covers its address which local office applies.

Cedar Rapids Housing Inspections

The City says its Housing Inspections Division inspects residential rental properties and investigates rental-property complaints. Confirm the requirements that apply to the specific address with the City.

City registered-rental information describes the City's rental registration and landlord business permit materials.

Cedar Rapids housing complaints and violations

For an existing housing or property complaint, use the City's official page to find the appropriate contact. If you have a notice or deadline, check it with the City; a sale does not by itself erase an existing order or deadline.

Iowa leases, notice, possession, and security deposits

A sale does not by itself cancel a lease or require a tenant to leave. If you want vacant possession, that is separate from selling the house and must be handled under the lease and applicable process.

The lease and notice still matter

The buyer becomes the successor landlord and takes over the rights and obligations for the tenants' rental deposits. Unless you agreed otherwise, after a good-faith sale Iowa law relieves you of lease obligations for events after the tenant receives written notice of the sale.

Share the leases and any tenant notices with the buyer and closing professionals. A sale is not itself a notice to move, and any vacant-possession plan is a separate question.

Iowa Code §562A.16 — landlord liability after sale · §562A.13 — landlord contact information

You can transfer or return the deposit

Within a reasonable time after your interest ends, you or your agent must either transfer each deposit, minus lawful deductions, to the buyer and notify the tenant of the transfer and the buyer's name and address, or return the deposit, minus lawful deductions, to the tenant. Doing either ends your deposit liability.

If you transfer the deposit, the tenant has 20 days after written notice of the amount transferred to object. If the tenant does not object in that time, the buyer's duty to return the deposit is limited to the amount transferred. The notice must include a stamped envelope addressed to the buyer.

What sellers say about USA Home Buyers

Cedar Rapids tenant-occupied seller questions

Can I sell my Cedar Rapids house while tenants are still living there?

Yes. We buy houses with tenants in place. A sale by itself does not cancel the lease or require the tenants to move, so the lease and occupancy plan are part of the sale discussion.

Do I have to evict the tenants before I call?

No. You can call and tell us what is happening before making a possession decision. If you want the house vacant, that is a separate plan from the sale and must follow the lease and applicable process.

What happens to the security deposit when I sell?

Within a reasonable time after your interest ends, Iowa law lets you transfer the deposit, minus lawful deductions, to the buyer and give written notice of the transfer and the buyer’s name and address, or return the deposit, minus lawful deductions, to the tenant. The deposit section below explains the 20-day objection rule for a transfer.

What should I have ready before we talk?

Nothing has to be gathered before you call. If they are handy, the lease, rent and deposit records, access details, tenant notices, repair concerns, and your preferred timing can help us understand the situation.
