Champaign County publishes a property-tax lookup and information about its annual real-estate tax sale. Use the current bill or notice and ask the County Treasurer/Collector about the account and any tax-sale status. A county property-tax sale and a lender's mortgage-foreclosure case are separate matters; a tax lookup does not tell you the status of a mortgage case.
A deed or other recorded land document is a different record from a current tax balance or a lender payoff. The title company checks the records for the sale; use the county Clerk and Recorder of Deeds for deed and recorded-record questions. If a lien notice names a court case or creditor, use that notice to identify the source of the claim.
For a taxable transfer, Illinois charges 50 cents for each $500 of taxable value, or part of $500. A county may add 25 cents for each $500, and some cities impose their own transfer taxes. The property's actual city and county, the taxable value, and any exemption affect which taxes apply and the amount. When you sell to us, we pay the closing costs, including the Illinois state, county and city transfer taxes.
The transfer-tax closing-cost promise does not pay your mortgage, liens, back taxes, or your share of current property taxes. Those balances are checked separately for the sale.
