Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Charlottesville seller questions, answered

What would I keep from a cash sale?

The sale price is not the amount you keep. Net proceeds are what remain after sale costs and property balances are accounted for. Repairs, commissions, cleanout, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes can all affect the comparison. Use changeable assumptions for an estimate, then compare the written terms for the actual house.

Can I sell my Charlottesville house as-is?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what needs work and what is still in the house; you do not have to finish the job before asking about a cash offer.

What is the difference between a Cash Offer and EZ Sale?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer — USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs. EZ Sale — goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs.

Which closing costs and deed taxes apply in Virginia?

The settlement agent confirms the actual amounts for the property. Virginia grantor tax is 50 cents for each $500 of the greater of the sale price or value, about 0.1%. State recordation tax and local recordation tax, where adopted, are separate. Exemptions and transfers with little or no consideration can change the amount, and a sale contract can shift who pays. When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee. Your mortgage balance, liens, back taxes, and share of current property taxes remain separate.

Can I sell my Virginia house while it is in foreclosure?

Often, yes, if your sale closes and pays off the loan before the foreclosure sale. Virginia home foreclosures are usually trustee's sales under a deed of trust: the trustee auctions the house without a court case. For an owner-occupied home, written notice of the sale generally must go to the owner at least 60 days ahead, or 14 days for other property, and the sale must be advertised in a local newspaper. Plan to close and pay off the loan before the trustee's sale; do not count on buying the house back afterward. The trustee can postpone a sale, and a postponed sale must be advertised again. Do not assume the sale date has moved; have the title company or an attorney confirm the current date and payoff amount. Our agreement of sale will often get a trustee's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Is Charlottesville part of Albemarle County?

No. The City of Charlottesville is an independent city, not within a county government. The City Courts directory lists Charlottesville City courts separately from Albemarle County courts. If a court paper is involved, check the court named on that document rather than relying on a mailing address.

What should I have ready before I call?

You can call before you have every document or decision figured out. Start with the property address, what you know about its condition, who lives there, and your timing. A deed, lease, estate paper, payoff statement, tax notice, lien notice, or court notice can help answer the next question.
