Compare what you keep, not only the sale price
Net proceeds are what remains after the costs and property obligations that apply to you. Include any mortgage payoff, liens, back taxes, your share of current property taxes, and the costs of the sale. The written price is one part of that comparison.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Decatur seller questions, answered
Can I sell my Decatur house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You do not have to finish repairs or clean out the house before asking about a sale.
How much of the sale price would I keep?
Net proceeds are what remains after the sale costs and property obligations that apply to you. Compare the written sale price after any mortgage payoff, liens, back taxes, your share of current property taxes, and other costs—not just the headline price. The calculator lets you change assumptions to compare possible listing and cash-sale proceeds.
What is the difference between a Cash Offer and EZ Sale?
A Cash Offer is a direct purchase by USA Home Buyers, with a term of 30 days or less and a lower price. EZ Sale goes to one of our partners, with a term of 60 days or less and a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs. Compare the written numbers and choose what works best for you.
When will I get an offer, and what do I see before deciding?
We'll give you a written cash offer within 24 hours. Written offer and written terms before you commit; title-company closing.
How do Illinois transfer taxes and closing costs work for a Decatur sale?
When you sell to us, we pay the closing costs, including the Illinois state, county and city transfer taxes. This does not pay mortgage balances, liens, back taxes, or your share of current property taxes. For a taxable Illinois transfer, the state tax is 50 cents for each $500 of taxable value, or part of $500. A county can add 25 cents for each $500, and some cities have their own transfer taxes. Exemptions and the transaction's taxable value can change the amount; the property's actual county and city determine the local taxes.
Can I sell my Illinois house while it is in foreclosure?
You may still have time if the sale can close and pay the required debt before the applicable deadline. Illinois mortgage foreclosures go through court, and the normal redemption deadline is before the foreclosure auction. The deadline and payoff depend on the court case; paying only missed installments and paying the full foreclosure amount are different options. Signing a purchase agreement does not automatically postpone the auction or extend the redemption deadline. Contact us promptly with the court papers and sale date so we can work out whether a sale can close in time. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Can I sell an inherited Illinois house before probate is finished?
Often, yes. An independent estate representative can generally sell estate property without a separate court order, as long as the sale follows the will and serves the estate's interests. If the will specifically leaves the house to someone, that person's written consent is required for this independent-administration sale. In supervised administration, a sale may need probate-court permission. A valid transfer-on-death instrument may pass the property outside probate. The deed, will and appointment papers determine who can sign and what is needed to close.
Can I sell a Decatur rental with a tenant still living there?
Yes. An ordinary sale generally leaves the existing lease in place; the tenant does not have to move simply because the house sells. If you want to end an ordinary month-to-month tenancy, the state rule generally requires 30 days' written notice, but local rules and the lease can require more. Security deposits and prepaid rent need to be accounted for at closing; an ordinary sale does not automatically release the previous landlord from those obligations.
Can I sell a Decatur house with an open code notice?
Open violations do not necessarily mean you cannot sell. The actual orders and local sale requirements matter, and selling does not make an existing order or lien disappear. Send us the notices so the buyer and closing professional can work through the repairs, deadlines, and closing requirements. When you sell to us, we are the buyer, so the repairs become our job.
Do closing costs paid by the buyer also pay off liens or back taxes?
No. Mortgage balances, liens, back taxes, and your share of current property taxes remain separate from the closing costs we pay. The title company and closing professionals confirm the actual payoffs and settlement figures for the property.
Which local office should I contact about Decatur property taxes or deed records?
Start with the office that matches the question and the property address. The City of Decatur has a property-tax information page; Macon County lists its Treasurer and Recorder offices for county tax and recorded-document questions. Confirm whether the parcel is in the city before relying on a city-specific answer.
