Compare what you keep, not just the sale price

Net proceeds are what remain after costs and balances tied to a sale. Change the calculator assumptions to compare possible listing and cash-sale results for the house, then review the written numbers and terms for the actual property.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Dothan seller questions, answered

Do you buy houses as-is in Dothan, AL?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what needs work, whether the house is occupied, and the timing you have in mind.

How much of the sale price might I keep?

There is no one net figure for every house. What you keep depends on the written sale price and the costs and balances tied to your property, such as a mortgage payoff, liens, taxes, repairs, and selling costs. Compare what remains after those items, not only the headline price.

How quickly can I get a written cash offer, and what do I see before deciding?

We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing.

What closing costs and deed tax apply to an Alabama sale?

Alabama charges deed tax when the deed is recorded with the county probate judge: 50 cents for each $500 of taxable value, or any part of $500. The taxable value may be reduced by a mortgage or vendor's lien on which Alabama mortgage tax has been paid; the closing attorney confirms the amount. When you sell to us, we pay the closing costs, including Alabama's deed tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell my Alabama house while it is in foreclosure?

Often, yes, if you close before the foreclosure sale. A mortgage with a power of sale lets the lender foreclose without a court case. The sale notice generally must run once a week for three successive weeks in a newspaper in the county, or an adjoining county if none is published there. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. After the sale, certain people may have a limited right to redeem, or buy the house back. For residential property with a homestead exemption claimed in the year of sale and a mortgage signed on or after January 1, 2016, the usual redemption period is 180 days; other property and older mortgages generally have a one-year period. Missing required notice can change when the redemption clock starts for qualifying homestead property, but it cannot extend redemption beyond one year after foreclosure. Redemption is not extra time to stay in the house. A debtor or mortgagor still in possession must leave within 10 days after the purchaser's written demand or risk losing redemption rights. Check the actual notice and sale date promptly.

What should I have ready before I ask a question?

You can call before you have every paper or answer. Start with the property address, what you know about its condition, who is living there, and your timing. A deed, payoff statement, tax notice, lien notice, or court paper may help answer a follow-up question when you have it.

Which county property-tax office handles your Dothan address?

The Dothan city-place crosses parts of Dale, Geneva, Henry, and Houston counties; the citywide boundary does not identify a particular parcel's county. Use the property address and the Alabama Department of Revenue's county office directory to find the right Revenue Commissioner for assessment and property-tax questions. The City of Dothan's tax page describes a Houston County route for the City property-tax statements covered there; that does not make Houston County the office for every Dothan address.
