What we do

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.

We talk through the property and the tenancy together. If helping the tenants move is part of the situation, we can discuss whether a cash-for-keys arrangement may work better for everyone. A sale itself does not require that arrangement.

Bring us the problem

Tell us what is happening with lease timing, tenant access, repairs, or notices. Call 888-274-5006 and describe the situation; you do not have to resolve it before you talk.

What happens next

  1. 1. We discuss the house and tenancy

We talk through the address, house condition, occupancy, lease, rent and deposit records, access, and timing. Share notices or repair questions that may affect the handoff.

  2. 2. We put the cash offer in writing

We give written cash offers in 24 hours. You can read the proposed price and terms before deciding.

  3. 3. You review written terms and close with a title company

Written offer and written terms before you commit; title-company closing. The lease, occupancy, and deposit records can be included in the closing discussion so the tenant handoff is documented.

Local help for a Dubuque rental

The right office depends on the property address and the question. These official starting points can help you find the local contact or recorded-property information you need.

City of Dubuque rental or property-code questions

For a property within Dubuque city limits, start with the City of Dubuque official website to find the current city contact for rental or property-code questions. Confirm which local office serves the property address.

Dubuque County Recorder

The Dubuque County Recorder is the county records office for recorded deeds and other land-record questions. Recorded property records do not decide lease terms or tenant possession.

Iowa tenant rights, sale notice, and security deposits

Selling does not by itself cancel the lease or require the tenants to move. After a good-faith sale, the buyer steps in as the successor landlord and takes over the rights and obligations for the tenants' rental deposits.

The lease and written notice of sale

Unless you agreed otherwise, after a good-faith sale you are relieved of lease obligations for events after the tenant receives written notice of the sale. The timing turns on the tenant getting that notice, so include the sale notice in the handoff records.

For landlord contact-information questions, see Iowa Code §562A.13.

What happens to the security deposit

When your landlord interest ends, you or your agent must, within a reasonable time, either transfer each deposit to the buyer, less any lawful deductions, and notify the tenant of the transfer and the buyer's name and address, or return the deposit to the tenant, less any lawful deductions. Either option ends your deposit liability.

If you transfer a deposit, written notice of the amount transferred must include a stamped envelope addressed to the buyer. If the tenant does not object within 20 days after that notice, the buyer's duty to return the deposit is limited to the amount transferred. See Iowa Code §562A.12(5)–(6).

The buyer takes over the deposit obligations

The buyer succeeds to the landlord's rights and obligations for the rental deposits. Give the buyer the leases, deposit records, and tenant notices so the transfer can be handled as part of closing.

Iowa's rule about lease obligations after a good-faith sale is in Iowa Code §562A.16.

What sellers say about USA Home Buyers

Here's what sellers have said about working with us.

“After the Chrysler supplier closed, I was out of work for fourteen months and never really caught back up. The mortgage servicer filed in Winnebago County and I didn't know what to do. USA Home Buyers explained where the Illinois judicial timeline was, gave me a written offer in forty-eight hours, and we closed in twelve days before judgment. I came out with $28,000.”
Calvin R.Southeast Rockford, ILJune 2025
“The sewer line backed up into the basement twice in two years — the city said it was a main line issue they were working on. Second time we had four inches of sewage in the basement and the HVAC system was a complete loss. USA Home Buyers came out two days after I called. Fair number, closed in fourteen days.”
David N.East State Street, Rockford ILFebruary 2026
“I'd worked at the Chrysler supplier in Belvidere for nineteen years when the plant shut down. Then a job offer came in from a manufacturer in Indianapolis — good opportunity, but I had four weeks to figure out the house. USA Home Buyers gave me a real number the next day. We closed in ten days. I made the Indianapolis start date with a week to spare.”

Dubuque tenant-occupied seller questions

Can I sell my Dubuque house while tenants are still living there?

Yes. You can discuss a sale with the tenants still in the house. A sale by itself does not cancel the lease or require the tenants to move; the lease and the handoff still matter.

Do I have to evict before selling to USA Home Buyers?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.

What happens to the tenants’ security deposits?

Within a reasonable time after your landlord interest ends, you or your agent must transfer each deposit, less lawful deductions, to the buyer and notify the tenant of the transfer and buyer’s name and address, or return the deposit, less lawful deductions, to the tenant. For a transfer, written notice of the amount must include a stamped envelope addressed to the buyer. If the tenant does not object within 20 days after that notice, the buyer’s duty to return the deposit is limited to the amount transferred.

What should I have ready before I call?

If available, have the lease, rent and deposit records, access details, tenant notices, repair information, and the timing you are considering. Start with what you know; you do not have to settle every tenancy question before calling.
