How we help with a foreclosure sale
If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax.
No agent commissions when you sell to us. No fees.
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.
We work with the title company on the mortgage payoff, other claims, and closing details.
Mortgage foreclosure and tax sales have different dates
Maryland mortgage foreclosure can proceed under a power of sale or assent to decree in the loan papers. An individual acting for the lender conducts the sale, and the circuit court must ratify it before it is final.
The lender must mail a notice of intent to foreclose at least 45 days before filing and cannot file until 90 days after default. An owner-occupant can generally request foreclosure mediation within 25 days after being served with the lender's final loss-mitigation affidavit. You can catch up the loan through one business day before the sale. After the sale, you have 30 days after notice of the report of sale to file exceptions.
If you live in the home and are at least 60 days behind, Maryland law lets you cancel a sale contract within five days after signing. A deed or other document affecting title cannot be recorded during those five days.
A Carroll County tax sale is separate from a mortgage foreclosure. It concerns delinquent property taxes and follows its own notice and sale date. Call us with the notice; we'll sort out which timeline applies.

If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
What happens next
Call or use the form. We'll talk through the house, notice, sale date, and payoff with you.
You get a written offer and written terms before you commit, and we close through a title company.
If you choose to move forward, we work with the title company to review title, request payoff information, and coordinate closing.
Close as fast as 7 days when title and closing details allow.
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
