What the numbers mean

Compare the market with the house you may sell

Market figures give you a starting point. Your house’s condition, repairs, belongings, tenants, and timing shape your own comparison. We can look at the house as it stands and talk through an as-is sale, listing after repairs, or waiting.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Local selling costs

Maryland transfer and recordation taxes

Maryland’s state transfer tax is 0.5% of the sale price. If the buyer is a first-time Maryland home buyer who will live in the house, the state rate is 0.25%, and the seller pays the state transfer tax, recordation tax, and any county transfer tax unless the parties agree otherwise. For other sales, buyer and seller generally split transfer and recordation taxes unless their contract says otherwise. Some transfers are exempt.

Carroll County sets its own recordation tax, and the county transfer tax applies where charged. Your settlement company can work out the current amounts for the sale. Not sure? Call us — we’ll sort it out with you.

When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax. No agent commissions when you sell to us. No fees.

What you may keep

Sale price and money left after costs are different numbers

Start with the sale price or written offer, then account for your mortgage payoff, repairs or cleanout, selling costs, and bills while you own the house. If you list, include the costs of that route too.

Just an estimate — the actual number could be more or less depending on the home's condition.
