Maryland transfer and recordation taxes
Maryland's state transfer tax is generally 0.5% of the sale price. If the buyer is a first-time Maryland home buyer who will live in the house, the state rate is 0.25%; unless the parties expressly agree otherwise, the seller pays that state transfer tax plus the recordation and local transfer taxes. For other sales, the taxes are presumed split equally unless the contract says otherwise. Each county sets its recordation tax, and many counties also charge a county transfer tax, so check Cecil County's current charges with the settlement company.
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax.
