Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions about selling in Ellsworth
What would I keep if I sold my Ellsworth house?
Net proceeds are what remains after sale costs and property obligations, not just the sale price. Compare the written price with repair or listing costs, mortgage payoff, liens, back taxes, and your share of current property taxes. Those amounts depend on the house and the actual closing figures.
Do I need to repair or clean the house before selling to you?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
How do the Cash Offer and EZ Sale differ?
The options have different buyers and terms. Compare the written price, timing, responsibilities, and property-specific costs in the comparison below, then choose what works best for you.
How soon can I get a written cash offer?
We give written cash offers in 24 hours. You receive the written offer and terms before you commit, and closing is through a title company.
Who pays Maine’s real estate transfer tax when I sell?
Maine’s real estate transfer tax is $2.20 for each $500 of value or fraction of $500, ordinarily split evenly by law between seller and buyer. The part of the value above $1,000,000 has an additional $3.80 per $500. Some transfers are exempt, but an ordinary sale to a buyer usually does not qualify. When you sell to us, we pay the closing costs, including the real estate transfer tax.
Can I sell my Maine house if foreclosure has started?
Often, yes, but the court deadlines matter. For a home loan on the house you live in, the lender must first give written notice and at least 35 days to catch up. After you are sued, if you live in the 1–4 unit home, you can ask for mediation through the court’s Foreclosure Diversion Program within 20 days of receiving the court papers. If mediation is scheduled, no final judgment can issue until the mediator’s report is done. If the court rules for the lender, the redemption period is usually 90 days from judgment to pay what the court says is owed; a sale that closes in time can do that. When the redemption period ends, your right to pay off the loan ends. The lender then advertises a public sale, held 30 to 45 days after the first advertisement. If the court has entered a foreclosure judgment, tell us the date right away so we can try to close before the redemption period ends.
Do I need every document before I call?
No. Start with the property address, what you know about its condition, who lives there, and your timing. If you have a lender notice or court paper, share the date and deadline shown so we can understand the situation. You can call before every detail is figured out.
