Compare what you keep, not only the sale price

Net proceeds are what remain after the costs and balances tied to a sale. A listing and a cash sale can have different prices and expenses, so compare the written numbers with the costs that apply to your house.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Who pays Alabama deed tax and closing costs?

Alabama charges deed tax when the deed is recorded with the county probate judge. The rate is 50 cents for each $500 of taxable value, or any part of $500. A mortgage or vendor's lien on which Alabama mortgage tax has been paid can reduce taxable value; the closing attorney confirms that amount. When you sell to us, we pay the closing costs, including Alabama's deed tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell my Alabama house if it is in foreclosure?

Often, yes, if you close before the foreclosure sale. A mortgage with a power of sale lets the lender foreclose without a court case. The sale notice generally must run once a week for three successive weeks in a newspaper in the county, or an adjoining county if none is published there. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. After the sale, certain people have a limited right to buy the house back, called redemption. For residential property with a homestead exemption claimed in the year of sale and a mortgage signed on or after January 1, 2016, the usual period is 180 days. Other property and older mortgages generally have a one-year period. For qualifying homestead property, missing required notice can change when the redemption period starts, but it cannot extend redemption beyond one year after foreclosure. Redeeming means paying the sale price, interest, and lawful charges, which can include improvements, taxes, and insurance. If the purchaser also owns the mortgage debt, the remaining debt and interest can be due too. A debtor or mortgagor still in possession must leave within 10 days after the purchaser’s written demand or risk losing redemption rights. Redemption is not extra time to stay in the house. Check the actual notice and deadline promptly.

Can I ask about an inherited house before every estate paper is ready?

Yes. You can start with the property address and what you know about the house and the estate. Before closing, the person signing and that person’s authority must be clear. The title company can review the title records, and an Alabama estate attorney can advise on the specific estate documents.

Can I ask about selling a Gadsden house while a tenant lives there?

Yes. Share what you know about the lease, who lives there, access, and timing. Those details matter when discussing the property and possible sale terms.

Can a house with a lien, back taxes, or a code notice be discussed?

Yes. Start with the notice or payoff information you have. A sale does not by itself settle mortgage or lien balances, back taxes, or a code notice; the title company and the office that issued a notice can confirm the property-specific records and amounts. The closing-cost promise does not pay your mortgage, liens, or back taxes, or your share of current property taxes.

Can I call before I have every document or answer?

Yes. Start with the Gadsden address, what you know about the house, who lives there, and your timing or notice. You do not need a complete file before asking a question. If you consider a sale, you see the written offer and terms before you commit, with a title-company closing.
