Cash Offer or EZ Sale: compare the written numbers

Net proceeds are what remain after the sale amount is adjusted for the costs and balances tied to your house. Compare the written Cash Offer or EZ Sale numbers with the payoff, liens, back taxes, your share of current property taxes, and a realistic listing plan. The Hastings calculator lets you change the assumptions; no market average can tell you what one property will net.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Hastings seller questions, answered

Can I sell a Hastings house as-is?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what you know about the condition, access, and any city notice; an open order or lien still needs its own review.

What would I keep from a sale?

Net proceeds are the money left after the sale amount is adjusted for the mortgage payoff, liens, back taxes, your share of current property taxes, and other transaction-specific items. The written settlement figures and your actual balances determine the number, so compare those—not just the sale price.

What happens to Nebraska closing costs and documentary stamp tax?

Nebraska charges documentary stamp tax when a deed transfers real estate, and state law places it on the seller signing the deed. When you sell to us, we pay the closing costs, including Nebraska's documentary stamp tax. Your mortgage, liens, back taxes and share of current property taxes are separate.

Can I call before I have every document figured out?

Yes. Start with the property address and what you know about its condition, who is living there, and the question or deadline on your mind. We can talk before you have gathered every paper; the title company will confirm what the actual sale needs.

Can I sell a Hastings rental while a tenant lives there?

Yes. A sale does not cancel the lease: the buyer takes the house subject to it and becomes the new landlord. The seller remains responsible for the security deposit and prepaid rent unless they are transferred to the buyer with written notice to the tenant. Bring the lease, rent and deposit records, access plan, and possession expectations into the sale conversation.

Can I sell an inherited Nebraska house before the estate is finished?

Often, yes, once the person with legal authority to sign is appointed. That is usually the personal representative—the person appointed by the county court to handle the estate. The appointment and court letters help the title company confirm authority; being a relative or heir alone does not automatically make someone the signer.

Can I sell if a Nebraska foreclosure has started?

Often, yes, if you can close before the foreclosure sale; the steps depend on whether your loan uses a trust deed or a mortgage. With a trust deed, before the loan's original maturity you can generally cure a payment default during the month after the notice of default is recorded by paying what is due plus allowed costs and fees; specified farm properties have two months. Principal due only because of acceleration is excluded from that cure amount. The trustee may publish sale notices once a week for five weeks, with the last publication 10 to 30 days before the sale, and must mail a copy at least 20 days before. With a mortgage, you can file a written request to delay the sale within 20 days after the court's decree. The delay can be nine months; for covered residential mortgages it is three months when the original final payment was more than 20 years after the foreclosure complaint, or six months when it was more than 10 but no more than 20 years after the complaint. You can redeem before the court confirms the sale. If you live in the house and foreclosure has started, a qualifying contract with a business buyer can generally be canceled by midnight of the third business day after signing or noon on the last business day before the sale, whichever comes first. That cancellation right does not apply if you first agree to the purchase on or after the noon deadline. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
