You get a written offer and written terms before you commit, and we close through a title company. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
No agent commissions when you sell to us. No fees.
Which sale is on your notice?
A Virginia mortgage foreclosure is usually a trustee's sale under a deed of trust: the trustee auctions the house without a court case. For an owner-occupied home, written notice of the sale generally must go to the owner at least 60 days before the sale; for other property, generally 14 days. The sale must also be advertised in a local newspaper.
To sell before foreclosure, the sale needs to close and pay off the loan before the trustee's sale. Don't count on buying the house back afterward. A postponed sale must be advertised again. Until you have a new date in writing, plan around the date on your notice.
A tax sale for unpaid real-estate taxes is separate from a mortgage trustee's sale and has its own date and instructions. For a King George County tax balance, contact the County Treasurer; follow the tax-sale notice for its date.
Virginia's trustee-sale notice, advertising and postponement rules are in Va. Code §55.1-320, §55.1-321, and §55.1-322.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
We can talk through the payoff with you and work with the title company on the payoff and other amounts due at closing.
Compare possible sale proceeds with the King George home-sale calculator → It is an estimate for planning, not a property-specific offer or payoff quote.
What happens next
- Call us or use the form to talk through the house and where things stand.
- We review the property and give you a written cash offer and written terms before you decide.
- If you choose to sell, we work with the title company on ownership, signing, the mortgage payoff, liens and the other amounts due at closing.
- Your mortgage payoff, liens, back taxes and share of current property taxes are separate from closing costs. The title company handles closing.
When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee.
Close as fast as 7 days when title and closing details allow.
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
