Compare what you keep, not just the sale price
Net proceeds are what remain after sale costs and the amounts tied to the property. Compare the written numbers with repairs, cleanout, selling costs, mortgage payoff, liens, taxes, and the time you carry the house.

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Moscow seller questions, answered
Can I sell a Moscow house as-is if it needs repairs?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what needs work and any property notices or timing questions you already know about.
How soon can I get a written cash offer, and when would closing happen?
We give written cash offers in 24 hours. You receive the written offer and written terms before you commit, and closing is through a title company. The offer timing is not a property-specific closing date; title, payoffs, signing authority, and the property records affect when a sale can close.
How do I compare a cash offer with what I would keep?
Compare the money left after costs, not just the sale price. Repairs, cleanout, selling costs, utilities, taxes, mortgage payoff, liens, and the time you carry the house can change the amount you keep. The calculator lets you change assumptions for a side-by-side estimate.
What closing costs and property taxes apply in Idaho?
Idaho has no state real-estate transfer tax. The reviewed Latah County recording schedule lists a $15 fee for a deed up to 30 pages. Counties mail property-tax bills in November; payment is due December 20, or half by December 20 and the rest by June 20 of the next year. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.
Can you review a Moscow house while a tenant is living there?
Yes. We can review a tenant-occupied house as-is. Share what you know about the lease, occupancy, access, notices, and timing so the property review fits the situation. Keep the lease and any official notices in view as you consider next steps.
Can I ask about an inherited house before I have every paper?
Yes. You can call while you are gathering records. Start with the address, who is handling the estate, and what documents you already have. Before closing, the title company will need to confirm ownership and who has authority to sign.
Can I sell my Idaho house if it is in foreclosure?
Often, yes, if the sale can close before the trustee's sale. A lender can foreclose a deed of trust without going to court. After the notice of sale is mailed, the trustee's sale cannot happen for at least 120 days. You can usually reinstate within 115 days after the notice of default is recorded by paying overdue amounts and allowed costs. For a regulated lender's loan on a main home with a homeowner's exemption, returning the loan-change request within 30 days can delay the sale until the lender answers. A trustee may postpone a sale by up to 30 days at a time; covered primary-home loans require at least 14 days' mailed notice before a postponed sale. An Idaho contract to sell during a trustee-sale foreclosure must include a required notice; you have five business days to cancel, and no money or interest in the house may change hands during those five business days. There is no right to buy the house back after a trustee's sale; a court foreclosure generally allows six months to redeem, or one year if the land is more than 20 acres. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
