Cash Offer or EZ Sale: compare the written numbers
Money and choices
Compare what you keep, not just the sale price
Look at the written price alongside repairs, selling costs, carrying costs, and property payoffs that apply to your house.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Who pays Illinois transfer taxes and closing costs?
For a taxable transfer, Illinois charges 50 cents for each $500 of taxable value, or part of $500. A county can add 25 cents for each $500, and some cities impose their own transfer taxes. Exemptions and taxable value can change the amount, and the property's county and city affect which local taxes apply. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including the Illinois state, county and city transfer taxes.

Can I sell my house while an Illinois mortgage foreclosure is underway?
You may still have time if the sale can close and pay the required debt before the applicable deadline. Illinois mortgage foreclosures go through court, and the normal redemption deadline is before the foreclosure auction. The deadline and payoff depend on the court case; paying only missed installments and paying the full foreclosure amount are different options. Call us as early as you can with the court papers and sale date. Our agreement of sale will often get a foreclosure sale postponed so we can close. It doesn't always work, but it works more often than people think.

Can I sell an inherited Normal house before probate is finished?
An independent estate representative can generally sell estate property without a separate court order when the sale follows the will and serves the estate's interests. If the will leaves the house to a named person, that person's written consent is required for an independent-administration sale. A sale in supervised administration may need probate-court permission. A valid transfer-on-death instrument may pass a house outside probate. The deed, will, and appointment papers show who can sign and what the closing needs. If you need an estate attorney, we can help you find one.

Can I sell a Normal rental with tenants still living there?
Yes. An ordinary sale generally leaves the lease in place, so the tenant does not have to move just because the house sells. You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Tenant deposits and prepaid rent typically transfer with the house at closing.

Can I sell a Normal house with back taxes or liens?
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.

Can I see the offer and terms before I decide?
You get a written offer and written terms before you commit, and we close through a title company.
