What we do with the house and its contents
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is. We can agree in writing on what stays with you and what remains with the house.
While an estate holds a house, carrying costs such as its property-tax share, utilities, insurance, and upkeep can continue. We buy houses as-is in the Village of Osceola and Polk County, so you can compare a sale without first taking on repairs or a cleanout.
What happens next
- Start with a conversation. Call 888-274-5006 or send the Osceola address, then tell us about the house, its contents, and the estate papers you have.
- We review the property as-is and talk through the written cash-offer option. We give written cash offers in 24 hours.
- You get a written offer and written terms before you commit, and we close through a title company. Close as fast as 7 days when title and closing details allow.
Signing from another location
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
What you keep: compare the amount left after costs
No agent commissions when you sell to us. Compare the written offer with an estimate of what a listing might leave after costs. Use your own assumptions; the property’s payoff, liens, taxes, repairs, and closing details affect the amount left.

Who can sign for the estate?
A personal representative with issued, unrevoked letters can generally sell estate property without a separate court order. The will still matters: follow any restriction on a sale, and a beneficiary specifically left the house generally must join the sale.
A court-order exception may apply when the estate cannot otherwise pay its required expenses and claims. A valid transfer-on-death designation may pass the house outside probate.

Wisconsin real estate transfer fee
On a sale that is not exempt, Wisconsin charges the seller 30 cents for each $100 of the sale price, or part of $100 — $300 on a $100,000 sale. The fee is collected when the deed is recorded. Some transfers are exempt, and recording and other closing charges are separate. When you sell to us, we pay the Wisconsin real estate transfer fee.
When you sell to us, we pay the closing costs. Mortgage balances, liens, back taxes, and your share of current property taxes are separate from that promise and the named transfer fee.

Polk County estate and deed offices
If you need an estate attorney, we can help you find one. Polk County lists the Village of Osceola and Town of Osceola separately; the relevant municipal office depends on where the property is. See the County’s Village of Osceola officials and Town of Osceola officials pages.

“no open houses. no realtors tracking dirt in. just a straight cash sale for our house so we could move. Glad it's over.”
