An open violation does not automatically mean you cannot sell. Under section 11-31-1 of the Illinois Municipal Code, a municipality can pursue repairs, demolition, and related charges for an unsafe building. The actual notice or order, its deadlines, any lien, and the local requirements for the property still matter. Selling does not make an existing order or lien disappear.
Read the notice and ask the municipality or official named on it what remains open, including any inspection, permit, or deadline instructions. The title company can review how a lien or other recorded item affects the sale file; do not assume a transfer cancels an order or statutory deadline.
When you sell to us, we're the buyer, so the repairs become our job. An existing order, lien, court case, or responsibility before closing does not automatically go away.
