Money and choices

Compare what you keep, not just the sale price

Net proceeds are what remain after sale costs and property balances. Repairs, cleaning or cleanout, agent costs, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes can affect what you keep.

Use the calculator to compare your own assumptions, then compare the Cash Offer and EZ Sale terms with the other path you are considering.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

What is the difference between a Cash Offer and EZ Sale?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. How do I compare the price with what I will keep?

The written price is only one part of the comparison. Net proceeds are what remains after sale costs and property balances. Compare the costs for each path, then account separately for your mortgage payoff, liens, back taxes, and share of current property taxes.

What closing costs and transfer tax apply in Maine?

Maine charges $2.20 for each $500 of value, or fraction of $500, when a deed transfers real estate. By law the tax is split evenly between seller and buyer. Since November 1, 2025, value above $1,000,000 has an additional $3.80 per $500. Some transfers are exempt, with conditions. When you sell to us, we pay the closing costs, including the real estate transfer tax. This does not pay your mortgage, liens, back taxes, or share of current property taxes.

Can I sell my Maine house while foreclosure is underway?

Often, yes, but the key deadline comes before the public sale. Maine foreclosures go through court. For a home loan on the house you live in, the lender must first give written notice and at least 35 days to catch up. After a lawsuit begins, a person living in a 1–4 unit home can ask for mediation through the court's Foreclosure Diversion Program within 20 days of receiving the court papers. If mediation is scheduled, no final judgment can issue until the mediator's report is complete. If the court rules for the lender, the redemption period is usually 90 days from judgment to pay what the court says is owed. When that period ends, the right to pay off the loan ends; the lender then advertises a public sale, held 30 to 45 days after the first ad. If the court has entered a foreclosure judgment, tell us the date right away so we can try to close before the redemption period ends.

What should I have ready before I call about the house?

Start with the property address, what you know about its condition, who lives there, and the timing you have in mind. A deed, payoff statement, lien or tax notice, or court paper may help answer a follow-up question, but you can call before you have everything gathered. You receive written offer and written terms before you commit, with a title-company closing.
