What we do

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.

Tell us if helping the tenants move may work better for everyone. We can discuss the house and tenancy together, including the lease, access, and handoff.

Bring us the problem

Lease timing, limited access, needed repairs, unpaid rent, or a difficult tenant conversation getting in the way? Tell us what is happening and what you want to happen with the property.

Call 888-274-5006 and talk it through.

What happens next

  1. 1. We discuss the lease, occupancy, and house

We talk through the Rumford address, who lives there, what the lease says, how access works, the house’s condition, rent and deposit records, and the timing you have in mind. Start with what you know.

  2. 2. You review a written cash offer and terms

We discuss the property as it stands and the tenancy. We give written cash offers in 24 hours. You can read the proposed price and terms before you decide.

  3. 3. The title company handles the closing

If you choose to proceed, the title-company closing follows the written terms. Include the lease, occupancy, rent, security-deposit records, tenant notice, and any possession plan in the handoff discussion.

Maine tenant rights, leases, and security deposits

Yes, you can sell a Maine rental with tenants still living there. A sale does not cancel tenants’ rights or by itself end the tenancy. The buyer becomes the new landlord, and a written lease stays in force for its term.

If the arrangement is a month-to-month tenancy at will, ending it generally takes at least 30 days’ written notice under 14 M.R.S. §6002. A sale is not one of Maine’s reasons for shorter notice.

At a sale, the seller must either transfer each security deposit to the buyer with an accounting or return it to the tenant less lawful deductions under 14 M.R.S. §6035. If the deposit is transferred, the seller must also mail each tenant a notice with the buyer’s name and address and a copy of the accounting. Complete the accounting and transfer no later than closing and give the buyer written proof at closing. Once that is done, the seller is released from further liability for those funds.

The buyer then takes responsibility for the deposit, must keep it separate from the buyer’s own money, and must return it as Maine law requires under 14 M.R.S. §6038.

Rumford tenant-occupied house questions

Can I sell my Rumford house while tenants are still living there?

Yes. A sale does not by itself end the tenancy. The buyer becomes the new landlord, and a written lease stays in force for its term. USA Home Buyers buys houses with tenants in place in the Town of Rumford and Oxford County, Maine.

Does selling the house end a month-to-month tenancy?

No. A month-to-month tenancy at will generally takes at least 30 days' written notice to end, and a sale is not a reason for Maine's shorter notice. The lease and actual tenancy still matter.

What happens to the security deposit when the house is sold?

The seller must either transfer the deposit to the buyer with an accounting or return it to the tenant less lawful deductions. If it is transferred, the seller must mail each tenant the buyer’s name and address with a copy of the accounting. The accounting and transfer are due no later than closing, with written proof given to the buyer at closing.

Do I have to evict before I call?

No. You can call and tell us about the lease, occupancy, access, repairs, and timing before deciding what should happen with possession. We buy houses with tenants in place; any move-out plan still needs to account for the tenancy.
