Salisbury, MD Foreclosure
Can I Sell My Salisbury House Before Foreclosure?
If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
Often, yes. Before a mortgage foreclosure sale, you may still be able to sell if the loan can be paid off at closing and the title and closing work can finish in time. If the sale has already happened, Maryland’s court-ratification process may still be underway; the stage and deadlines depend on the papers for your property.

How we help you work toward closing
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
We review the property and give you a written cash offer and written terms before you commit. If you choose to proceed, a title company checks title and payoff details and coordinates the closing.
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax.
That closing-cost promise does not pay your mortgage, liens, back taxes, or share of current property taxes; those remain separate items in the closing figures.
If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
Mortgage foreclosure or Wicomico County tax sale?
A mortgage foreclosure is about a lender enforcing its mortgage. A tax sale concerns unpaid property taxes and follows a separate county process. The notices, offices, and deadlines are different. If your notice is about property taxes, check the current account and notice with the Wicomico County taxpayer information and its tax-sale information rather than using the mortgage-foreclosure dates below. A contract to sell does not itself change either kind of sale date.
Maryland mortgage-foreclosure dates
Before a case is filed
The lender must mail a notice of intent to foreclose at least 45 days before filing, and cannot file until 90 days after the default. See Maryland Real Property § 7-105.1.
If you live in the home
An owner-occupant can generally request foreclosure mediation within 25 days after being served with the lender’s final loss-mitigation affidavit. If you live in the property and are at least 60 days behind, you can cancel a contract to sell within 5 days after signing; a deed or other document affecting title cannot be recorded during those 5 days. Read § 7-105.1 and § 7-310.
Before the foreclosure sale
The loan documents let an individual acting for the lender carry out the sale under a power of sale or assent to decree, after at least 10 days’ notice to you. You can catch up the loan until 1 business day before the sale. See § 7-105 and § 7-105.1.
After the foreclosure sale
The sale is not final until the circuit court ratifies it (approves it). You have 30 days after notice of the report of sale to file exceptions—to ask the court to review the sale. See Maryland Real Property § 7-105.
These are Maryland’s general mortgage-foreclosure steps, not tax-sale deadlines. Read the dates on your own papers and check the current status for your property. Maryland’s mortgage-foreclosure process overview explains the state process.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
Ask your lender for a current payoff statement and have title review any other liens. A lender decides whether to reduce a payoff based on the specific loan and property; we cannot promise a reduction for your sale.
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.
What happens next
- Call or send the property address and the notice or sale date you have.
- We review the house and give you a written cash offer and written terms before you commit.
- If you want to move ahead, a title company checks title, payoff, and other closing details with you.
- We work toward closing before the mortgage foreclosure sale if the payoff and timing allow. Confirm the current date with the party named in your notice.
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

- For a City of Salisbury real-estate tax bill or payment, the City Finance Office lists 410-548-3110. If you are unsure whether an address is inside City limits, use the City’s address-based city-limits lookup.
- For deeds, mortgages, and local land-record services, see the Maryland Courts’ Wicomico County Clerk of the Circuit Court. The date on your foreclosure notice—not a general land-record page—identifies the sale to check.

Questions about foreclosure in Salisbury, MD
Can I sell my Salisbury house before a mortgage foreclosure sale?
Often, yes, if the loan can be paid off at closing and title and closing work can finish before the sale. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
What Maryland foreclosure dates should I check?
The lender must mail a notice of intent at least 45 days before filing and cannot file until 90 days after default. An owner-occupant can generally request mediation within 25 days after service of the lender’s final loss-mitigation affidavit. The sale requires at least 10 days’ notice, and you can catch up the loan until one business day before it. Read your own notices and check the current case status.
Is a Wicomico County tax sale the same as mortgage foreclosure?
No. A mortgage foreclosure involves a lender enforcing its mortgage. A tax sale concerns unpaid property taxes and follows a separate county process with separate notices and dates. Follow the notice for your property and check Wicomico County’s current tax-sale information; mortgage-foreclosure deadlines do not set a tax-sale deadline.
What if the mortgage payoff is more than my house is worth?
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
Do I have to pay back taxes or liens before selling to you?
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront. This is separate from our closing-cost promise, which does not pay your mortgage, liens, back taxes, or share of current property taxes.
What happens after I contact USA Home Buyers?
We review the property and the notice or date you have, then give you a written offer and written terms before you commit. If you choose to proceed, a title company checks title and payoff details and coordinates closing. A contract by itself does not change a foreclosure or tax-sale date.
