Can I sell my Stanford house before foreclosure?

Yes. If the sale is still ahead, we can make an offer and work toward closing before the auction. If your house sells for less than two-thirds of its appraised value, Kentucky gives you six months to redeem it by paying the sale price plus 10% interest and certain costs.

How we help you work toward closing

You get a written offer and written terms before you commit, and we close through a title company. We work through title and payoff details with you as we prepare for closing.

You don’t need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.

Your mortgage payoff, liens, back taxes, and share of current property taxes are separate from closing costs. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax.

Which sale is involved?

A Kentucky mortgage foreclosure is a circuit-court case over a home loan. If the lender wins a judgment, the court orders a public auction run by the master commissioner. Under the Kentucky Supreme Court’s master commissioner sale rules, the commissioner generally holds the sale within 90 days after the case is referred. Two disinterested people appraise the house first, and the sale is advertised at least once 7 to 21 days before the auction. The court must confirm the sale before the buyer gets a deed. The date on your court papers or sale notice is the one to treat as current.

If a sale brings less than two-thirds of the appraised value, Kentucky law allows the owner to redeem within six months by repaying the sale price plus 10% interest and certain costs. See KRS 426.530 on redemption. The sale-advertising rule is in KRS 426.560.

A property-tax sale is separate from a mortgage foreclosure and has its own notices and deadlines. If you have a tax-sale notice, call us and we’ll go through it with you. For Lincoln County tax-bill information, use the Lincoln County Sheriff’s tax-bill portal.

If the payoff is the problem

What happens next

  1. Call us — we’ll look at the house and any notice or sale date with you.
  2. You get a written offer and written terms before you commit.
  3. If you choose to move forward, the title company works through title, mortgage payoff, and lien details with you.
  4. We work with the title company toward closing.

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
