Stanford, KY · Lincoln County · Tenant-occupied property

You're done — no turnover, no repairs, no more bad tenants.

Yes. USA Home Buyers buys houses as-is in Stanford and Lincoln County, Kentucky, including houses with tenants in place. A sale does not by itself end the lease; the buyer takes over as landlord.

Call 888-274-5006; we answer 24/7. Or use the form to tell us what is happening with the lease, access, or repairs.

What we do

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.

We can talk through an occupied sale and whether a tenant move-out arrangement belongs in the plan. You do not have to decide that before calling.

Bring us the problem

Lease timing, tenant access, needed repairs, or a difficult conversation getting in the way? Tell us what is happening with the house and tenancy; we can talk through both together.

Call 888-274-5006. You do not have to evict before starting the conversation.

What happens next

  1. 1. We discuss the lease, occupancy, and house

We talk through who lives there, what the lease says, how access works, the home’s condition, and what you want to happen.

  2. 2. You review the written offer and terms

We look at the house as it stands and discuss the tenancy. We give written cash offers in 24 hours. You get the written offer and terms before you commit.

  3. 3. The title company handles closing and the handoff

If you choose to sell, we close through a title company. The written handoff can account for the occupied house, rent, and deposit. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. That does not pay your mortgage, liens, back taxes, or share of current property taxes.

Kentucky tenant, rent, and security-deposit rules

A sale does not by itself end the lease or require the tenant to move. Under KRS 383.100, Kentucky allows the sale without the tenant’s consent, and the buyer takes over as landlord. A tenant who pays the former owner before receiving notice of the sale is not liable to pay that rent again. Tell each tenant in writing who the new owner is and where rent should go. That sale notice does not itself end the lease or set a move-out date.

Kentucky has no statewide rule for moving a security deposit when a rental is sold. Under KRS 383.500, the landlord-tenant act applies only in cities and counties that adopted it. In those places, deposits must be kept in a separate bank account under KRS 383.580. Where the act applies, a seller who sells in good faith is relieved of liability only for events after the tenant receives written notice of the sale under KRS 383.600. The deposit rules depend on local adoption.

To hand things off clearly, reconcile the deposit and any prorated rent with the buyer at closing, then tell tenants in writing who now holds the deposit and where rent should be paid.

Stanford tenant-occupied house questions

Can I sell my Stanford house while tenants are still living there?

Yes. Kentucky law allows the sale without the tenant’s consent. The sale does not by itself end the lease, and the buyer takes over as landlord. USA Home Buyers buys houses as-is in Stanford and Lincoln County, including houses with tenants in place.

Does selling the house end the tenant’s lease or require a move-out?

No. The sale does not by itself end the lease or set a move-out date. The buyer takes over as landlord, and any separate possession plan still has to account for the lease.

Where should tenants pay rent after the sale?

Tell tenants in writing who the new owner is and where to pay. A tenant who pays the former owner before receiving notice of the sale is not liable to pay that rent again.

What happens to the security deposit when a Stanford rental is sold?

Kentucky has no statewide rule for moving a security deposit at a sale. Separate-account and seller-liability rules apply in cities and counties that adopted Kentucky’s landlord-tenant act. At closing, reconcile the deposit and any prorated rent with the buyer, then tell tenants in writing who holds the deposit.
