Start with the number you keep
Compare what you keep, not just the sale price
Net proceeds are what remains after the costs attached to a sale. A mortgage payoff, repairs, commissions, cleanout, carrying costs, taxes, liens, or other property obligations can change the comparison.
Use your own assumptions in the calculator, then compare them with the written numbers for the actual house. The calculator is an estimate, not a property-specific offer.

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Whitewater seller questions, answered
How much will I keep if I sell a Whitewater house for cash?
There is no one take-home number for every house. Compare the written price with the costs that apply, such as a loan payoff, repairs, cleanout, commissions, carrying costs, taxes, liens, and other property obligations. The sale price alone does not tell you what you will keep.
Can I sell my Whitewater house as-is?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
What is the difference between a Cash Offer and EZ Sale?
A Cash Offer is a direct purchase by USA Home Buyers: 30 days or less, a lower price, and no repairs, commissions, or closing costs. EZ Sale goes to one of our partners: 60 days or less, a higher price than the Cash Offer, and still no repairs, commissions, or closing costs. Compare the written numbers and choose what works for you.
How soon can I get a written cash offer?
We give written cash offers in 24 hours.
How long do the Cash Offer and EZ Sale options take?
The written offer and the transaction timeline are separate. The Cash Offer is 30 days or less; EZ Sale is 60 days or less. You receive written terms before you commit, and a title company handles the closing.
Who pays Wisconsin’s real estate transfer fee?
On a sale that is not exempt, Wisconsin charges the seller 30 cents for every $100 of the sale price, or part of $100. That is $300 on a $100,000 sale. The fee is collected when the deed is recorded. Some transfers are exempt, and recording and other closing charges are separate. When you sell to us, we pay the Wisconsin real estate transfer fee.
Do you pay my mortgage, liens, back taxes, or share of current property taxes?
Those balances are separate. When you sell to us, we pay the closing costs; we do not pay your mortgage payoff, liens, back taxes, or your share of current property taxes. The actual balances need to be accounted for in the sale.
Can I sell if a Wisconsin mortgage foreclosure has started?
You may still have time if the sale can close and resolve the debt. Wisconsin mortgage foreclosure goes through court. The right to redeem can continue after the sheriff’s auction until the court confirms the sale, but it requires full payment of the foreclosure judgment, interest, costs and applicable later taxes—not just overdue installments. Have the actual judgment, payoff and confirmation-hearing date checked promptly. Selling first may help protect any equity you have. Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Can I call before I have every estate or property paper?
Yes. Call with the address, what you know about the condition and occupancy, and your timing. A deed, lease, estate appointment, payoff statement, tax notice, or court paper can help answer a follow-up, but you can start the conversation before you have everything gathered. For an estate sale, the person signing and that person’s authority must be confirmed before closing.
Can you review a Whitewater house while a tenant still lives there?
Yes. Share the lease, access limits, occupancy, and any notices or timing needs so the tenant situation can be part of the review. A sale conversation does not set a move-out date; tell us what you are working with.
Can you review a house with a code notice or serious repair issue?
Yes. We can discuss a house as-is, including serious disrepair or a code notice. Share the notice, the issuing municipality, and any date on it. A buyer review does not clear the notice or change its deadline; use the notice and issuing office to confirm its status.
Which county office should I contact about a Whitewater property record?
Check the parcel’s county first: Whitewater addresses can be in Jefferson or Walworth County. For a Walworth County property, the Register of Deeds and the county real-estate records page are starting points for recorded property documents. If the parcel is in Jefferson County, use that county’s office instead.

You can call before every paper is gathered
The address, what you know about the house, who lives there, and your timing are useful starting points. A deed, lease, estate paper, payoff statement, tax notice, lien notice, or court paper can help answer a follow-up, but you can call before you have everything in one folder.

Which Walworth County office handles a property-record question?
Whitewater addresses can be in Jefferson or Walworth County, so check the parcel before choosing a county office. For a Walworth County property, the Register of Deeds and county real-estate records are starting points for recorded documents. For a property-tax account question, contact the County Treasurer. The title company reviews the records and current balances for a specific sale.

What sellers say about USA Home Buyers
Here's what sellers have said about working with us.
“After the Chrysler supplier closed, I was out of work for fourteen months and never really caught back up. The mortgage servicer filed in Winnebago County and I didn't know what to do. USA Home Buyers explained where the Illinois judicial timeline was, gave me a written offer in forty-eight hours, and we closed in twelve days before judgment. I came out with $28,000.”
“The sewer line backed up into the basement twice in two years — the city said it was a main line issue they were working on. Second time we had four inches of sewage in the basement and the HVAC system was a complete loss. USA Home Buyers came out two days after I called. Fair number, closed in fourteen days.”
“I'd worked at the Chrysler supplier in Belvidere for nineteen years when the plant shut down. Then a job offer came in from a manufacturer in Indianapolis — good opportunity, but I had four weeks to figure out the house. USA Home Buyers gave me a real number the next day. We closed in ten days. I made the Indianapolis start date with a week to spare.”
