The short answer

Start with the house, then compare the sale paths

We buy houses as-is in Athens and McMinn County. You do not need to finish repairs, clean the house, or clear it out before asking for an offer. A listing may fit when the house is ready to show and you have time for preparation and buyer visits. A direct sale may be worth comparing when repairs, tenants, inherited ownership, or a date on a notice changes what you can take on.

You get written offer terms before you commit, and a title company handles closing. Compare the written numbers with the costs and responsibilities that apply to your property, not just the sale price.

Compare the choices

Listing, selling on your own, or a direct as-is sale

Listing with an agent

Ask what preparation, photos, showings, inspection responses, commissions, and buyer-financing steps could apply to your house. Compare the expected amount after written listing terms, repairs, and the bills you would carry while waiting.

Selling on your own

A for-sale-by-owner plan puts marketing, access, offer review, and sale coordination on you. Decide what professional help or transaction costs you want, then compare that work and timing with the other choices.

Cash Offer and EZ Sale

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful local facts

Match each property question to the right Athens or county office

Athens is McMinn County's county seat, but the City and County are separate government routes. An Athens mailing address or county hint does not determine whether a specific parcel is inside the city. Use the property's location when asking a city or county office.

City Community Development lists zoning, building, housing, subdivision, and historic-district regulations, and support for the Historical Preservation Commission. The City Building Codes Division reviews plans, issues permits, and inspects residential, commercial, and industrial projects. Those pages do not establish a particular house's age, condition, historic designation, or a sale-time inspection requirement; ask the City about the address if one of those questions affects your decision.

Closing questions

Check records, signing authority, taxes, and deadlines

Deeds and inherited property

The McMinn County Register of Deeds records conveyances and other instruments; the Assessor maintains tax maps and ownership property cards. Those records answer different questions and are not a title finding. For an inherited property, the Clerk & Master maintains Chancery Court and Probate Division files. Have the title company review the deed and estate papers to identify the documents and signers for the actual sale.

City and county property-tax questions

City Finance handles City revenues, including City property taxes; the McMinn County Trustee collects County property taxes. Ask the office named on the notice or verify which jurisdiction applies to the property. A general county or city listing does not establish a parcel's tax balance, lien, or delinquent-sale status.

Tennessee foreclosure timing

Often, you can still sell if you close before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can sell the house at a public auction without a court case.

Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least two times in a newspaper published in the county. The first newspaper notice must be at least 20 days before the sale. The notice must also be posted online by a third-party internet posting company for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice.

Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online, unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before it.

For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Tennessee realty transfer tax

Tennessee charges a realty transfer tax when the deed is recorded. The rate is 37 cents for each $100 of the price paid or the property's value, whichever is greater. By law, the buyer pays it. The buyer states the price or value under oath on the deed, and the county register of deeds collects the tax for the State. Some transfers are exempt, including certain transfers between spouses, divorce settlements, an executor's deed carrying out a will, and transfers into or out of a revocable living trust.

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax.

Your mortgage, liens, back taxes, and share of current property taxes remain separate.

Where to find help

Start with the office or guide for your question

For city property-maintenance concerns, Athens Community Development lists Codes Enforcement as the City contact. City Building Codes handles project plans, permits, and inspections. Ask about the actual address and notice; the office description does not establish an order, deadline, or sale requirement for a particular property.

If there is a repair or property notice

Ask the City which division handles the address and what the notice says. A project permit question and a property-maintenance question may go to different City offices.

Questions about selling in Athens

Can I sell my Athens house as-is?

Yes. USA Home Buyers buys houses as-is in Athens and McMinn County, Tennessee. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

When will I get a written cash offer?

We'll give you a written cash offer within 24 hours.

How do I compare listing with a direct sale?

Compare written prices and terms with the work, costs, and time each option could involve: repairs, cleanout, showings, commissions, inspection requests, taxes, insurance, utilities, loan payments, and the time you carry the house. A listing may fit when the house is ready to show and you can manage the preparation and waiting. A direct as-is sale gives you written terms to consider before taking on that work.

How do Cash Offer and EZ Sale differ?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Does an Athens mailing address show whether a property is inside the city?

No. Athens is the McMinn County seat, but City and County offices are separate government routes. A mailing address or county hint does not establish a particular parcel’s municipal boundary. Check the actual property location with the relevant office.

Who can sign for an inherited Athens house?

It depends on the ownership and estate or court papers. Have the title company review the deed and relevant documents; McMinn County’s Clerk & Master maintains Chancery Court and Probate Division records. That office route does not determine who may sign for a particular property.

What happens if a Tennessee trustee’s sale is scheduled?

Often, yes, if you close before the foreclosure sale. The notice and sale dates matter, and some loan documents allow postponements. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Who pays Tennessee realty transfer tax?

Tennessee charges 37 cents for each $100 of the price paid or the property's value, whichever is greater. State law makes the buyer responsible. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes remain separate.
