Who can sign?

The deed, ownership records, and any estate, trust, or court papers determine whose signatures the title company needs. Maine real estate transfer tax

Maine charges $2.20 for every $500 of deed value or fraction, and the law splits that tax evenly between seller and buyer. Since November 1, 2025, value above $1,000,000 has an additional $3.80 per $500. Exemptions exist for certain transfers, but a regular sale to a buyer usually does not qualify. Mortgage foreclosure in Maine

Maine foreclosures go through court. For a home loan on the house you live in, the lender must give written notice and at least 35 days to catch up. After you receive the court papers, if you live in a one-to-four-unit home, you can ask for mediation through the court's Foreclosure Diversion Program within 20 days. If mediation is scheduled, the court cannot enter a final judgment until the mediator's report is complete.

If the court rules for the lender, the redemption period is usually 90 days from judgment to pay what the court says is owed. When that period ends, the right to pay off the loan ends. The lender then advertises a public sale, held 30 to 45 days after the first advertisement. If the court has entered a foreclosure judgment, tell us the date right away so we can try to close before the redemption period ends.
