Compare the choices

Compare a direct as-is sale with listing your Baraboo house

Listing or selling it yourself

A listing may fit when the house is ready to show and you can manage preparation and waiting. Compare the likely amount left after repairs, cleanout, showings, inspection requests, commissions, carrying costs, and the time before closing—not just the asking price.

A direct as-is sale

You can compare written terms without first repairing, cleaning, or clearing out the house. Put the payoff, taxes, recorded claims, occupancy, and the amount you would keep beside the other option.

Cash Offer or EZ Sale: compare the written numbers

The listing, Cash Offer, and EZ Sale routes have different work, timing, and terms. Compare the written numbers and what you would keep before choosing.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful local facts

Start with the office that handles the record or notice

For a Baraboo property, City offices handle municipal assessment and tax questions; Sauk County provides county property-tax, deed, probate, and sheriff-sale information. These are different records and services.

Assessment, taxes, and permits

The City Assessor is the local route for municipal assessment questions. The City Treasurer handles municipal property-tax and special-assessment questions. If a notice concerns building work or an inspection, the City Building Permits page describes the municipal process; ask about the actual address and notice.

Questions about closing a Wisconsin house sale

What is Wisconsin’s real estate transfer fee?

On a sale that is not exempt, Wisconsin charges the seller 30 cents for every $100 of the sale price, or part of $100. That is $300 on a $100,000 sale. It is collected when the deed is recorded. Some transfers are exempt, and recording and other closing charges are separate. When you sell to us, we pay the Wisconsin real estate transfer fee. The named fee is separate from mortgage balances, liens, back taxes, and your share of current property taxes. When you sell to us, we pay the closing costs. That does not pay your mortgage balance, liens, back taxes, or share of current property taxes.

Who can sell an inherited Wisconsin house?

The estate’s appointed personal representative is the person who may sign for the estate when the will and Wisconsin law authorize the sale. Whether the representative can sell without court approval depends on the will and statutory conditions; issued, unrevoked letters show the appointment but do not by themselves settle what approval is needed. A restriction in the will must be followed, and a beneficiary specifically left the house generally has to join the sale. A valid transfer-on-death deed may pass the house outside probate. Have the deed, will, appointment papers, and any court orders checked before setting the closing date.

Can I sell if a Wisconsin sheriff’s sale is scheduled?

You may still have time if a sale can close and resolve the debt. Wisconsin mortgage foreclosure goes through court. The right to redeem can continue after the sheriff’s auction until the court confirms the sale, but it requires full payment of the foreclosure judgment, interest, costs, and applicable later taxes—not just overdue installments. Have the actual judgment, payoff, and confirmation-hearing date checked promptly. Selling first may help protect any equity you have. Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Can I sell a Baraboo rental with tenants living there?

Yes. An ordinary sale generally leaves the lease in place, and the new owner takes over the landlord’s obligations under it. Tenants do not have to leave just because the house sells. If you want to end an ordinary month-to-month tenancy, the usual rule is written notice at least 28 days before the rental period ends; the lease and the reason for ending it can change what is required. Include the lease, rent, and security-deposit balance in the closing plan.
