The short answer

Compare what you keep, not only the sale price

A listing may fit a house you can prepare, show, and carry while it sells. A direct as-is sale gives you written terms to compare without first taking on repairs, cleaning, or a cleanout. Look at the costs, timing, occupancy, title questions, and amount you may keep for this property.

Compare the choices

Listing, a direct sale, Cash Offer, or EZ Sale

List with an agent or sell on your own

A listing may fit when the house is ready to show and you can take on preparation and waiting for a buyer. Compare a realistic sale price with repair bids, cleaning, showings, inspection responses, commissions, concessions, insurance, utilities, property taxes, mortgage payments, and the time you may carry the property. The asking price is not the amount you keep.

A direct as-is sale

Start with the house as it sits. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Compare the written price and terms with the payoff, liens, taxes, occupancy, title questions, and the work and carrying costs of a listing plan.

Cash Offer or EZ Sale: compare the written numbers

Compare the written numbers with the costs, timing, and responsibilities that apply to this house. A Cash Offer and EZ Sale have different terms; the comparison below lays them out side by side.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Use the records and notices for this property

Who can sign for an inherited house?

Start with the deed and any estate or court papers. The Kentucky Court of Justice lists the Marshall County Office of Circuit Court Clerk as a starting point for county court-record requests; that contact route does not determine who has authority to sign. Ask the title company which records and signatures are needed for this property, and talk with a Kentucky attorney if authority is unclear or disputed.

Kentucky real estate transfer tax

Kentucky charges 50 cents for each $500 of value or fraction of $500, about 0.1%. By law, the grantor—the seller—owes the tax, and the County Clerk collects it before the deed can be recorded. Taxable value is the full price paid, including liens the buyer takes over. Some transfers are exempt, and recording fees are separate, so ask the title company whether an exemption applies to this sale.

For a $100,000 sale, 200 units of $500 at 50 cents each equal $100. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Mortgage foreclosure and a master commissioner’s sale

A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through circuit court: the lender files a lawsuit, and if it wins a judgment, the court orders the house sold at a public auction run by the master commissioner. By court rule, the commissioner generally must hold the sale within 90 days after the case is referred, two disinterested people appraise the house first, and the sale is advertised at least once, 7 to 21 days before the auction. The court must confirm the sale before the buyer gets a deed. If the house sells for less than two-thirds of its appraised value, the owner can redeem it within six months by repaying the sale price plus 10% interest and certain costs.

Signing does not change the court date by itself. Keep following the current notice unless the master commissioner or court confirms a postponement, and ask a Kentucky attorney about the case-specific deadline.
