The short answer

Compare written terms with the work and net of listing

Tell us the address, the condition and occupancy you know, and the date that matters. We review the house as it stands and give you written terms before you commit. Compare that with repairs, cleanout, showings, listing costs, carrying costs, and the time a listing may take for this property.

Compare the choices

Compare the work, timing, and what you keep

List with an agent or sell on your own

A listing may fit when the house is ready to show and you can take on the preparation and wait. Compare the likely sale price with repair bids, cleanout, photos, showings, inspection requests, commissions, concessions, utilities, taxes, insurance, mortgage payments, and time to closing. The asking price is not the amount you keep.

A direct as-is sale

Start with the house as it sits. Compare written price and terms with the work and carrying costs of listing, plus the payoff, taxes, occupancy, title, and timing questions for this property. You do not have to finish repairs, cleaning, or a cleanout to sell to us.

Cash Offer or EZ Sale: compare the written numbers

The useful comparison is what you would keep after costs and obligations—not only the first price you see. Use the calculator below to change the assumptions for your own comparison.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful local facts

Use the address to match a property question to the right local office

Goldsboro and Wayne County

Goldsboro city is within Wayne County. The city boundary does not answer which rules apply to a particular property, so use the address and parcel when a question depends on city limits or a local office.

North End Park, at 300 Neil Street, is one Goldsboro orientation point. A park name can help describe where a house is, but it is not a formal neighborhood or parcel boundary.

Permits and inspections

Wayne County says its Inspections Department excludes the City of Goldsboro and the Town of Mount Olive, including each place's one-mile extraterritorial jurisdiction. For an address in either place, ask the city or town which current office handles your permit or inspection question; the County page is not a city or town determination.

Closing questions

Confirm who can sign, who lives there, the deadline, and the costs

Who can sign for an inherited house?

The deed and any will, estate, trust, or court papers can affect who needs to participate in a sale. Wayne County's Register of Deeds says wills are submitted to the Office of Clerk of Courts and lists 919-722-6100 for the Clerk. That is a contact route, not a conclusion about estate venue or signing authority. Ask the title company to check the actual records; for North Carolina estate guidance, see the North Carolina Judicial Branch estates page.

Tenants and occupancy

If someone rents or occupies the house, include the lease, deposit records, access limits, and possession plan when comparing sale options. The actual lease and any court papers matter to the next steps. See the Goldsboro tenant-occupied property page for related questions.

North Carolina excise tax on conveyances

North Carolina charges $1 for each $500 of the price or value, and any part of $500 counts as a full $500. State law assigns payment to the seller before the deed is recorded. Some transfers are exempt, including gifts, transfers under a will or by inheritance, and transfers where the buyer pays nothing.

North Carolina mortgage foreclosure deadlines

Can you still sell your North Carolina house in foreclosure? Often, yes, if the sale closes in time. Many North Carolina home loans use a deed of trust with a power of sale. That lets the lender foreclose through a hearing before the clerk of superior court instead of a lawsuit. For a qualifying home loan on your main home, the loan servicer must mail you a notice at least 45 days before filing for the hearing. This rule does not cover every loan, including home-equity lines and reverse mortgages. The hearing notice must be served at least 10 days ahead. At the hearing, the clerk checks for a valid debt, a default, the right to foreclose and proper notice. If the clerk lets the foreclosure go ahead, you have 10 days to appeal. The notice of sale is posted at the courthouse for at least 20 days and published in a newspaper once a week for two weeks. The sale itself is a public auction. Then comes the upset bid period: for 10 days after the sale report is filed with the clerk, anyone can beat the high bid by at least 5% (and at least $750). Each new upset bid starts another 10-day period. If the last day falls when the clerk's office is closed, the deadline moves to its next open day. Until the last upset bid period ends, paying the loan and the sale costs in full stops the foreclosure. A sale of your house that closes in time can make that payoff. Once a 10-day period ends with no new bid, the sale is final. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Wayne County property-tax foreclosure is a separate process from a mortgage foreclosure. Follow the notice for the process you are facing and use the County's Tax Foreclosure Sales information for the local contact route; it does not determine the status of a particular parcel.

Where to find help

County records, deeds, and taxes

Wayne County keeps deed-recording and property-tax work in separate offices. Start with the office that handles the record or account you need, and use the address or parcel information when asking about a specific property.
