Who can sign for an inherited Minnesota house?
An appointed estate representative can generally sell during administration, subject to the will and any court restrictions. A representative appointed through informal probate must wait 30 days after the appointment papers, called letters, are issued before selling estate real estate. A house left specifically to someone in the will requires that person's consent; a surviving spouse's written consent is required to sell the deceased owner's homestead when the spouse has an interest in it. The deed, will, and appointment papers determine who can sign.

Minnesota deed tax and closing costs
For an ordinary taxable transfer with net consideration over $3,000, Minnesota deed tax is 0.33% of that amount. Hennepin and Ramsey counties each add a separate 0.01% Environmental Response Fund tax; those county add-ons do not apply to Pine County. Exemptions and transfers with little or no consideration can change the tax. The closing professional confirms the property's county and taxable amount.
When you sell to us, we pay the closing costs, including Minnesota deed tax and applicable Hennepin or Ramsey County Environmental Response Fund tax.
Your mortgage balance, liens, back taxes, and share of current property taxes are separate. Check the actual parcel and sale with the closing professional.

If foreclosure has started, check the actual deadline
A sale may still be possible if the required payoff or redemption can be completed before the applicable deadline. Minnesota mortgage foreclosure auctions are sheriff's sales. In a foreclosure by advertisement, the usual redemption period is six months after the sale, but shorter and longer periods apply in some cases; a court foreclosure can have a different starting point. Do not assume the sale date or redemption deadline has moved. Have the title company or an attorney confirm the current deadline and amount needed.
Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

If the house is rented or has open work
Share who occupies the house, any lease or access limits, and any open permit or City notice when comparing a sale. Ask Pine City about rental registration or inspection status and permit requirements for the actual address. City requirements do not automatically apply to every Pine County property.
