Money and choices
Compare what you keep, not just the sale price
Your net depends on the written sale price and the amounts attached to this property, including mortgage payoff, liens, back taxes, and your share of current property taxes. Those balances are separate from the closing costs we pay when you sell to us. Use the calculator to compare possible proceeds with assumptions for your own house.

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions about selling in Anchorage
Can I sell an Anchorage house as-is?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can ask about the house as it sits instead of finishing work first.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer is a direct purchase by USA Home Buyers in 30 days or less at a lower price. EZ Sale goes to one of our partners in 60 days or less at a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs.
When will I get a written cash offer, and when can the house close?
We'll give you a written cash offer within 24 hours. You receive the written offer and written terms before you commit; closing is through a title company. The offer timing is separate from a property-specific closing date, which depends on title, payoff, and the sale paperwork.
What transfer tax and recording costs apply to an Alaska sale?
Alaska does not charge a state real-estate transfer tax or deed tax. A 2024 law bars new state, borough, and city taxes on real-property transfers but preserves earlier local ordinances, so a closing professional should check whether a preserved local tax applies to this property. The State Recorder's Office charges $20 for the first page of a document and $5 for each additional page, with small extra charges in some cases. When you sell to us, we pay the closing costs. Mortgage balances, liens, back taxes, and your share of current property taxes are separate and are not paid by that promise.
Can I sell if a trustee foreclosure sale is scheduled?
Often, yes. Alaska home loans commonly use a deed of trust, so foreclosure is usually nonjudicial: the trustee sells the house at a public auction without a court case. The trustee records a notice of default no earlier than 30 days after default and at least 90 days before the sale, then mails it by certified mail within 10 days of recording. A missed-payment default can generally be cured before the sale by paying the amount in default plus foreclosure fees and costs. Confirm the live deadline and amount from the actual notice with the title company or an attorney. Our agreement of sale will often get a trustee's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Can I sell an inherited Anchorage house before every estate paper is gathered?
Often, yes, after the court appoints a personal representative and issues letters. In Alaska, that representative can generally sell estate land unless the will or an order in a formal court proceeding restricts the power. In supervised administration, any additional court limit must be written on the letters. Have the title company confirm that the letters are current and which payoffs or releases are needed.
Can I sell a rental house with a tenant still living there?
Yes. In an ordinary Alaska sale, the lease stays in place and the buyer becomes the landlord; the sale itself does not require the tenant to move. The seller is released from later liability only after a good-faith sale and written notice of the sale to the tenant, and remains responsible for deposits and prepaid rent unless the buyer specifically takes them over. Bring the lease, deposit and prepaid-rent records, notices, and access details into the closing discussion.
Can I sell an Anchorage house with an open code notice?
A sale may still be possible, but an as-is agreement does not erase an existing order, deadline, or lien. Alaska municipalities can enforce their ordinances; the actual repair orders, deadlines, and procedures depend on the municipality. Show the notice to the buyer and closing professional, and confirm the property-specific requirements with the office that issued it.
Do I need every document before I call?
No. You can call before every paper is gathered. Start with whatever you know about the property and your situation; a deed, estate appointment, lease, payoff statement, lien notice, tax notice, or court paper can help answer the next question, but it is not a requirement for making the call.
