A mortgage foreclosure and a tax sale are different
A mortgage foreclosure follows a home-loan default. Harford County has a separate annual tax-sale process for real-property taxes that remain unpaid by April 1. If you have an overdue property-tax bill or tax-sale notice, tell us what it says. When you sell to us, we can set it up so you don't have to prepay anything — it comes out at closing.

What Maryland's mortgage timeline means for you
- The lender must send notice that it plans to foreclose at least 45 days before filing. It cannot file until 90 days after you default on the loan.
- If you live in the house, you can generally ask for foreclosure mediation — a meeting to discuss options with the lender — within 25 days after the lender serves its final loss-mitigation affidavit. You can catch up the loan until one business day before the sale.
- The person conducting the lender's sale must give you at least 10 days' notice. The circuit court must ratify, or approve, the sale before it is final. After you receive notice of the report of sale, you have 30 days to file exceptions — an objection to the sale.
- If you live in the house and are at least 60 days behind, you can cancel a sale contract within five days after signing. A deed or other title document cannot be recorded during those five days.

If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
