Helpful Maryland rule
Maryland's state transfer tax is 0.5% of the sale price. By law, buyer and seller are presumed to split the transfer and recordation taxes equally unless the contract says otherwise. Harford County sets its own recordation tax, and counties may also charge a county transfer tax; the County's page has its current local rates and deed-stamp steps.
If the buyer is a first-time Maryland home buyer who will live in the home, the state rate is 0.25%, and the seller pays the state transfer tax, recordation tax, and any county transfer tax unless the parties expressly agree otherwise. Some transfers are exempt; the settlement company can confirm whether an exemption applies.
When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax.
