What the numbers mean

Compare this house, not just a market figure

Repairs, a tenant in place and your timing can change which selling option fits. We look at the house with you, talk through its condition and occupancy, and compare selling as-is with repairing and listing or waiting.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.

Local selling costs

Maryland transfer and recordation taxes

Maryland's state transfer tax is 0.5% of the sale price. Each county sets its recordation tax, and many counties also charge a county transfer tax, so those local taxes vary. By law, buyer and seller generally split the state transfer tax equally unless the contract says otherwise.

When the buyer is a first-time Maryland home buyer who will live in the home, the state transfer-tax rate is 0.25%, and the seller pays the state transfer tax plus recordation and local transfer taxes unless the parties expressly agree otherwise. Some transfers are exempt; the settlement company can confirm which rules apply to a sale.

When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax. No agent commissions when you sell to us. No fees.

What you may keep

Sale price and money left after costs are different numbers

Repairs, cleanout, listing commission if you list, other selling costs, bills while you wait, your mortgage payoff, liens, back taxes and your share of current property taxes affect what remains. Use the calculator to compare the costs with a likely sale price or written offer.

Just an estimate — the actual number could be more or less depending on the home's condition.
