Which sale is involved?

Mortgage foreclosure: a trustee's sale

If your home loan is secured by a deed of trust with a power of sale, the lender can foreclose through a trustee's sale without a court case. The sale is held in the county where the house is located. Missouri requires at least 20 days' notice, published in a newspaper and mailed by certified or registered mail to the owner of record.

If the lender or someone acting for it buys at the trustee's sale, you can redeem the house within one year. To keep that right, give written notice of your intent at the sale or within 10 days before it, then file a court-approved bond within 20 days after the sale.

A property-tax sale is separate

A sale for unpaid property taxes is separate from a mortgage trustee's sale and has its own notice and date. The 20-day notice rule above is for the mortgage trustee's sale, not the tax sale.

If the payoff is the problem

Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.

What happens next

Call us or use the form with the property address and sale date. We'll talk through the notice, house, and loan payoff with you.

If you want to move forward, we work with the title company on title, payoff, and closing details.

Close as fast as 7 days when title and closing details allow.

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

Missouri transfer taxes and deed-recording fees

Missouri's Constitution bars state and local governments from imposing new taxes on real-estate sales or transfers after December 2, 2010. Deed-recording fees still apply under state law. When you sell to us, we pay the closing costs.
