Before a court case

For an ordinary private home mortgage, the lender usually must serve the owner of record with written notice at least 30 and no more than 90 days before filing. The notice states the amount needed to bring the loan current. Paying that amount within 30 days reinstates the mortgage as if the default had not happened. Court case and sheriff’s sale

After the sale

If the court finds the house abandoned, it can eliminate redemption or give the buyer immediate possession; otherwise, you keep possession until the redemption period ends. Farmland has a different, usually longer period.
