From the first conversation to closing

The Bismarck sale, step by step

  1. 1. Tell us what you know about the house

Start with the address, condition, who lives there, access, and the timing you have in mind. If a tenant, repair, payoff, lien, tax account, estate, or deadline is involved, mention what you know. It is fine if some answers are not settled yet.

  2. 2. Talk through the property and sale choices

We ask practical questions about condition, access, occupancy, ownership, and timing, then review the house as it sits. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We can talk through a direct sale, the EZ Sale option, listing, or another path so you can compare what fits.

  3. 3. Read the written offer and terms

We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing. Read the price, responsibilities, possession, timing, costs, and any property-specific conditions before deciding whether to proceed, compare another option, or stop.

  4. 4. The title company checks title and payoffs

The title company checks ownership, who can sign, mortgage payoffs, liens, taxes, and the paperwork needed for settlement. Keep any statements, notices, or estate papers you have available. Questions that need an attorney, lender, court, or county office can be checked with that source.

  5. 5. Review the settlement sheet and close

A settlement sheet shows how the sale money breaks down. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers. The title company confirms the final numbers. You review the figures and written terms before signing through the title company.

You're going to get a fair price and not have to do anything. Just show up at settlement.

Two ways to sell to us

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Burleigh County and North Dakota

What the deed and county recording process require

North Dakota does not impose a mortgage, sales, or transfer tax on a transfer of real property. So there is no state, county, or city real-estate transfer tax on a North Dakota home sale.

The deed still needs a statement: the buyer or the buyer’s agent must certify the full price paid or a statutory exemption on the deed. The county recorder cannot record the deed without it. This is a deed-recording requirement, not a transfer tax charged to you.

For a Bismarck property, the Burleigh County Recorder’s real-estate recording information ↗ explains the county’s recording requirements. The governing state references are North Dakota Constitution, Article X, §27 ↗ and North Dakota Century Code, Chapter 11-18 ↗.

Before signing

Check the settlement figures

Read the sale price, mortgage payoff, liens, taxes, costs, and the amount scheduled to be paid out. Ask the title company about any line you do not recognize and compare the sheet with the written terms.

When you sell to us, we pay the closing costs.

Your mortgage, liens, back taxes, and share of current property taxes are separate from the closing costs we pay.

If the process gets difficult

We stay with the process

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

Bismarck process questions

Can I start before every property question is settled?

Yes. Start with the Bismarck address and what you know about the house. You can tell us what is still uncertain; title, payoff, lien, occupancy, or estate details can be checked as the conversation moves forward.

Do I need to repair or clean out the house first?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

How soon will I get a written cash offer?

We give written cash offers in 24 hours.

Does North Dakota charge a real-estate transfer tax?

No. North Dakota does not impose a state, county, or city transfer tax on a real-property sale. The deed still needs the buyer or buyer’s agent to certify the full price or a statutory exemption before the county recorder can record it.

What will I see before closing?

We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.
