How we help you work toward closing

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

You get a written offer and written terms before you commit, and we close through a title company.

You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.

No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including the South Dakota real-estate transfer fee.

Which sale are you facing?

A mortgage foreclosure concerns your home loan. South Dakota allows the lender to foreclose through court or, when the mortgage includes a power of sale, by advertisement. In an advertised foreclosure, the sheriff holds a public auction in the county where the house is. The lender must publish notice at least once a week for four weeks and send written notice to you and affected lienholders at least 21 days before the auction. After advertising starts, you can require foreclosure by court action. Read the South Dakota foreclosure-by-advertisement law.

After a foreclosure sale, the usual redemption period—the time to reclaim the house by paying the required amount—is one year. A mortgage with the statutory 180-day clause can shorten that time, including to 60 days if the property is abandoned. The South Dakota redemption-period law explains the rule.

A sale for unpaid property taxes is separate from a mortgage foreclosure and has its own notice and deadline. The dates on a tax-sale notice are not the mortgage-foreclosure dates; we can review the notice with you.

If the payoff is the problem

Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.

What happens next

  1. Call or send us the Brookings property address and the date on the notice.
  2. You get a written offer and written terms before you commit, and we close through a title company.
  3. We review title and payoff details with the title company and work toward closing.
  4. Close as fast as 7 days when title and closing details allow.

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

Foreclosure questions for Brookings homeowners

Is a mortgage foreclosure the same as a property-tax sale?

No. A mortgage foreclosure concerns the home loan. A sale for unpaid property taxes follows a separate process with its own notice and deadline. Brookings County’s Auditor and Treasurer provides property-tax information, and we can review the notice with you.

What if the mortgage payoff is more than my house is worth?
