Aberdeen home sale calculator: what you'd actually put in your pocket

The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.

The home value starts with Zillow’s typical value for the area. Your house may be worth more or less. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.

Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.

Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. This estimate uses the tax rate and calculation shown above. Your percentage replaces it. Local taxes, exemptions and the property’s taxable value can change the final amount.

Selling a house in South Dakota

Can an inherited South Dakota house be sold before probate ends?

Usually, yes. Once appointed, a personal representative may sell estate property at public or private sale unless the will or a formal court order restricts that power. If the property’s fair-market value is not readily ascertainable, at least 14 days before closing the representative must give written sale information to each person who filed a demand for notice; the notice must identify the property, buyer, price, payment terms, and any security for deferred payment. Confirm appointment, authority, and title before signing. If you need an estate attorney, we can help you find one. Can I sell while a South Dakota mortgage foreclosure is underway?

South Dakota permits foreclosure by court action and foreclosure by advertisement when the mortgage contains a power of sale. An advertisement sale requires publication at least weekly for four successive weeks, written notice to the borrower and affected lienholders at least 21 days before sale, and a sheriff-run public auction in the county where the property is located. The borrower may require foreclosure by court action after advertisement begins. The ordinary redemption period is one year after sale; a mortgage containing the statutory 180-day clause can have a shorter period, including 60 days if the property is abandoned. Check the mortgage, sale notice, certificate, and court docket for this property. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it. Can I sell a South Dakota house with tenants in place?

Yes. A sale does not by itself end a stated lease; the lease and South Dakota’s tenancy rules govern possession and notice. If the rental term is not specified, the statutory renewal/termination-notice rule may apply. For residential deposits, the lessor must return the deposit or give written reasons for withholding within 21 days after the tenancy ends and the tenant provides a mailing address or delivery instructions. Identify the lease, deposit balance, and rent recipient in the closing documents; the sale itself is not the deposit-return deadline. Is there a real-estate transfer tax, and who pays it?

South Dakota imposes a real-estate transfer fee of 50 cents for each $500 of value or fraction thereof; the grantor is legally responsible unless an exemption applies. Exemptions include certain foreclosure deeds and decrees of distribution in a decedent’s estate. A deed or contract for deed generally must also be accompanied by a Certificate of Value for recording. When you sell to us, we pay the closing costs, including the South Dakota real-estate transfer fee. Can I sell with code violations or a repair order?

We buy houses with open notices and orders. The actual order and city code control what must be fixed or paid, including repair deadlines, permits, occupancy limits, assessments, and liens. Send it to us, and we'll talk through what's open before you sign. When you sell to us, we're the buyer, so the repairs become our job.
