What we buy
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Tell us what the notice says and what is happening with the house. We’ll talk through its condition and any repair work with you.
What can affect closing in Indiana
You can sell a house with an unsafe-building order. If the order is recorded, it stays with the property, so the buyer takes it on. Indiana’s Unsafe Building Law applies in Indianapolis and Marion County, and in other cities, towns, or counties that have adopted it. Where the law applies, an owner who received an order and has not complied must give the buyer full information about the order before transferring or agreeing to transfer the property. Within five days after agreeing to transfer or transferring the interest, the enforcement authority must receive the buyer’s name, address, phone number, and the transfer document. Read Indiana Code §§ 36-7-9-1, -3, and -26–27.
When you sell to us, we're the buyer, so the repairs become our job.

What our sellers say
“The house in Allentown was sitting empty for 2 years after my dad passed. getting code violations from the city. sold it to them for cash, no cleanup needed.”
“The house had some foundation issues and hadn't been updated since the 80s. I got quotes from contractors and the repair costs were going to eat everything I'd make listing it. USA Home Buyers bought it as-is. I'm glad I called.”
