Cash Offer or EZ Sale: compare the written numbers
Money and choices
Compare what you keep, not just the sale price
What you keep depends on the sale price and the costs and payoffs that apply to your house. Compare written numbers with possible net proceeds instead of relying on a headline price alone.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Chattanooga seller questions, answered
How can I compare what I might keep from selling my Chattanooga house?
Compare what remains after the sale price, property costs, and payoffs that apply to your house. Net proceeds are more useful than a headline price by itself; change the calculator assumptions to fit the situation you are comparing.

Who pays Tennessee closing costs and realty transfer tax?
When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Tennessee charges the tax when the deed is recorded; the rate is 37 cents for each $100 of the price paid or the property's value, whichever is greater, and the law places it on the buyer. Your mortgage, liens, back taxes and share of current property taxes are separate.

Can I sell my Tennessee house while foreclosure is underway?
Often, yes, if you close before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can sell the house at a public auction without a court case. Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least two times in a newspaper published in the county. The first newspaper notice must be at least 20 days before the sale. The notice must also be posted online by a third-party internet posting company for at least 20 days in a row. The trustee must mail you a copy of the notice by registered or certified mail by the date of the first newspaper notice. Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice. The sale must still happen within one year of the original date. Each new date must be announced at the scheduled sale. It must also be posted online, unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time and place must be mailed to you at least 10 days before the sale. For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

What if the house has a city code notice?
You can ask about the house before the notice is resolved. A city order or charge may still need attention, and selling the house does not make a property lien disappear. Keep the notice so the city and title company can check what remains open for the property.

Can I call before I have all the paperwork together?
Yes. You can call before you have everything figured out. Start with the property address, what you know about its condition, who lives there, and your timing. A notice or other paper can help answer the next question, but you can start with what you know.
