Can I Sell My Clarion House Before a Sheriff Sale?
If a sheriff's sale is scheduled, tell us the date right away so we can try to close before it. (Pa.R.C.P. 3121.)
If a lender has filed a case or your sale is scheduled, call us now. We can review a cash sale and work toward closing.
We buy houses in Clarion Borough and Clarion County.
Call 888-274-5006 — We Answer 24/7How we help you work toward closing
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You get a written offer and written terms before you commit, and we close through a title company.
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront. Your mortgage, liens, back taxes, and share of current property taxes remain separate from the closing costs.
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs. When you sell to us, we pay the transfer tax.
If you choose to move ahead, we work with the title company to confirm the mortgage payoff, liens, tax claims, title requirements, and closing steps. If a sheriff's sale is scheduled, tell us the date right away so we can try to close before it.
Mortgage foreclosure and tax sale have different deadlines
Mortgage foreclosure
In Pennsylvania, a mortgage foreclosure is a court case that can proceed to a sheriff's sale. For certain delinquent mortgages on a one- or two-family home that is your principal residence, the lender must send an Act 91 notice before filing. If you receive one and want HEMAP assistance, meet a designated housing counselor within 33 days; the counselor then has 30 days from that meeting to submit an application to PHFA. HEMAP is a state mortgage-assistance loan program. Selling is another option, and you can call us when the letter arrives.
Delinquent property taxes
A county tax sale is separate from a mortgage foreclosure. When property taxes go unpaid, the county can put the house up for a tax sale, and the county's notice gives the date. If a sale closes before that date, delinquent taxes may be paid from the proceeds if enough remains after other liens and closing costs. A sale agreement alone does not resolve the tax claim. (Real Estate Tax Sale Law, §§601–603.) Call us as soon as a tax-sale notice arrives; timing matters.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
What happens next
- Call us and tell us whether you have a mortgage notice, a scheduled sheriff's sale, or a tax-sale notice. We answer 24/7 at 888-274-5006.
- We review the house and give you written terms before you decide whether to commit.
- If you choose to sell, we work with the title company on the mortgage payoff, liens, tax claim, title, and the people who need to sign.
- Close as fast as 7 days when title and closing details allow.
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

Questions about foreclosure in Clarion PA
What should I do if a sheriff’s sale is scheduled?
Call us as soon as you know the date. We can review the mortgage payoff and sale timing with you and work toward closing.
Is a tax sale the same as a mortgage foreclosure?
No. A mortgage foreclosure is a lender's court case that can lead to a sheriff's sale. Unpaid property taxes can lead to a separate county tax sale, with its own notice and deadline. A sale agreement does not resolve the tax claim.
What if my mortgage payoff is more than my house is worth?
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
What if I receive an Act 91 notice?
For certain delinquent mortgages on a one- or two-family home that is the borrower’s principal residence, an Act 91 notice comes before foreclosure is filed. If you want HEMAP assistance, meet with a designated housing counselor within 33 days; the counselor then has 30 days from that meeting to submit an application to PHFA. HEMAP is a state mortgage-assistance loan program, and selling is another option.
What our sellers say
